Property Administrator
This is an exciting opportunity to work with a seasoned team of professionals in our Sacramento Regional office. Under the supervision of the Property Manager, the Property Administrator is charged with the day-to-day implementation of the policies, procedures, and programs that will assure quality, cost-effective, and efficient operations. This role also involves basic A/P & A/R accounting processes and data entry in support of property management operations.
Specific Duties And Responsibilities:
· Act as a point of contact between the tenants and property manager/property staff and assist in maintaining a positive and prompt response to requests from the tenants.
· Assess customer needs and assure problems are being solved promptly and to the mutual benefit of the customer and the property.
· Undertake the tasks of receiving calls and emails, taking messages, and routing correspondences. Handle requests and inquiries professionally and accurately.
· Assist with the data entry of maintenance requests relating to the interior and exterior conditions and appearance of the property and route them to property staff for completion.
· Maintain security access system, and issue building passes per tenant authorizations.
· Handle schedules, client communications, meetings, and filing.
· Produce reports, presentations, and summaries and assist with tenant events.
· Enter data into our accounting system (Yardi) either from standard input documents, such as lease abstracts, or input documents such as invoices and receipts.
· Prepare tenant billings and process tenant receivables.
· Review receipts, invoices, and/or disbursements for accuracy and completion.
· Receive invoices, verify with the budget, contracts, work orders, purchase orders, and shipping manifests, and complete coding and data entry for approval. The invoices will be sent to accounting for processing and payment.
· Maintain tenants’ and vendors’ Certificates of Insurance.
· Will exercise judgment in determining the proper application of payments or coding of disbursements – in accordance with directions from management or Company procedures.
· Coordinate resolution of client or management questions with senior accounting personnel.
· Other relevant duties as may be assigned by the Property Manager.

· Strong oral and written communication skills.
· Proficient with Microsoft Office
· Knowledge of Yardi a plus, but not required
