Commerical Facility Manager

We are a group of passionate and talented professionals who collectively aspire to make a remarkable difference in people's lives through the medium of real estate.The Commercial Facility Manager is responsible for the day-to-day physical operations of the properties within their portfolio, including directing and implementing maintenance, managing tenant relationships, and overseeing budgets. We're expanding in the local market and beyond, and we want to add a member to our amazing team in Omaha, NE.What You Will DoActing as the client's representative, maintain building structures and equipment to ensure efficient operations, and maintain a first-class curb appeal at all times.Work with the Asset Manager to prepare annual operating budgets for full or partial calendar year operations at projected occupancy.Effectively manage on-site building engineers and roaming technicians.Facilitate and manage service contracts (lawn care, landscaping, snow removal, HVAC maintenance and repairs, security, and janitorial services).Administer preventative maintenance and capital improvement projects using long-range planning techniques.Maintain positive relationships with all building tenants.Encourage computerization or upgrades of building systems to reduce operating expenses.Think as an owner and recommend innovations and improvements to the Asset Manager.Supervise security functions for the protection of occupants and visitors at each property.Report all incidents immediately to the Asset Manager.Perform general weekly property inspections and semi-annual roof inspections. Inspections include visits with tenants.Solicit bid proposals for all outside service contracts.Supervise and evaluate all outside contractors for performance per specifications.Re-bid contracts upon expiration.Supervise coordination of tenant improvements to effect transfer of responsibility from the leasing department to management; this transfer should begin before lease execution.When necessary, hire and supervise tenant improvement contractors.Approve all invoices, obtain lien releases, and ensure certificate of occupancy is obtained on time.Maintain complete files of plans, contacts, and costs.Other DutiesOther duties as assigned.What You Will NeedBachelor's Degree in a related field and a minimum of 3 years of successful related experience or equivalent.Demonstrated proficiency in MS Office (Excel, Word, Outlook, etc.).Ability to read and understand large budgets.Ability to work independently as a project leader and as a team member.Ability to exercise judgement and discretion in critical business situations.Proven strong written and verbal communication, including the ability to relate well with others in various settings.Positive and innovative approach to problem solving.Valid Driver's License and minimum auto insurance (100k liability) required.Reliable transportation required.Must reside within fifty miles of the Omaha Metro area.J-18808-Ljbffr
