Construction Project ManagerConstruction Project Managers are responsible for planning, overseeing and leading residential construction projects from ideation through completion. This role requires interaction with a range of internal and external stakeholders, typically managing several projects and project tasks simultaneously. Under the direction of the Construction Project Director, they oversee the completion of project tasks and monitor adherence to perpetual project management process standards. The Construction Project Manager must have knowledge and experience in residential construction, schedule management, vendor management, and Green Building Standards. Knowledge of Xactimate is preferred.Construction Project Managers are responsible for ensuring general contractors adhere to program policies and procedures and contractually mandated schedules. Construction Project Managers serve as the main point of contact for general contractors and must use their knowledge of best practices in residential construction and project management to recommend corrective action for schedule slippage; ensure timely delivery of multiple projects simultaneously, and communicate project expectations, rules or standards to general contractors.Job Duties:Defines project scopes and objectives, including review and approval of cost estimatesPrepares project plans, including workflows, detailed schedules, procedures, and any other tools necessary in the development and implementation of day-to-day project tasksManages contracts and agreements by assigning tasks and communicating expected deliverablesAnticipates and adjusts project plans for the efficient execution of project tasksDevelops clear, straightforward plans that lead the general contractors in the completion of project tasksCoordinates the flow of information from the general contractor, the team and/or to the client regarding the projectCoordinates with support areas in the benefit of project executionLeads and ensures that project reporting tasks are completed and properly updated. Prepare comprehensive project status reports, as neededProvides project updates on a consistent basis to various stakeholders about strategy, adjustments, and progressUpdates information on the project management development, tools, regulations, and client requestsUtilizes industry best practices, techniques, and standards throughout entire project executionOversees the performance of general contractors to follow up on open items and track issuesCoordinates activities of their assigned general contractors for the purpose of achieving the goal of a given project, within the specified scope, time, and budget constraintsCommunicates with their team members in clear, effective, and specific mannerParticipates in pre-construction meeting with GC, Design Staff and homeowners as neededDevelops, executes, and manages the project timetable and completion schedule by prioritizing tasks, accounting for anticipated and unanticipated delays to weather or changes to specifications and plans, and makes recommendations to resolve delay issuesOther duties as requiredSupervisory Responsibilities:May supervise Construction Project Assistants and contracted staff to include site inspectorsQualifications, Knowledge, Skills and Abilities:Education:Bachelor's degree in project management, construction management, engineering, architecture, planning, business administration, preferredExperience:Three (3) or more years' experience in construction management role, requiredProject development experience, including project management, risk management, controls, scheduling, budgeting, planning, auditing, systems processes, etc., preferredExperience with management of federal funds, specifically CDBG-DR housing, preferredRisk management experience in project management, preferredExperience in scheduling, ordering, field supervision, quality control, and production of all phases of residential construction, preferredLicense/Certifications:Project Management Professional Certification (PMP), preferredSoftware:Experience with scheduling or program management tool such as MS Project or Primavera, preferredExperience with cost estimation software such as Xactimate, preferredProficiency in the basic MS Office tools including Excel, Power Point as well as Visio & Smartsheet, preferredLanguage:N/AOther Knowledge, Skills & Abilities:Excellent communication and organizational skills, preferredStakeholder management skills, preferredAbility to work within budgets and to deadlines, preferredConfident decision-making ability, preferredHave excellent analytical skills, be proactive resourceful and have a proven ability to solve problems creatively and efficiently, preferredProven ability to complete projects according to outlined scope, budget, and timeline, preferredProficiency in analyzing and solving problems related to projects, preferredExcellence in gathering help needed in developing a working project management plan, preferredKnowledge in project management software tools, methodologies, and best practices, preferred
