Physical Security Project Manager - Risk & Threat Analysis

*Duration: *12 Months
Role Scope: ~50% core Physical Security Project Management; ~50% risk and threat analysis, adversarial testing, and protective services.
*Position Summary*
* Deliver physical security systems for new office and facility builds from inception through operational handover, while owning the risk and threat analysis that determines what gets built. Site assessments, incident reviews, post-First Day of Business (FDOB) lessons learned, and red team findings are currently captured inconsistently and rarely reach Basis of Design (BOD) updates — creating repeat risk and audit exposure. This role closes that loop and operationalizes protective strategy at the current multi-region build pace.
*Key ResponsibilitiesRisk & Threat Analysis | Protective Design | Protective Services*
* Own site and risk assessments, global and region-specific threat profiling, and risk-tiering; assign tier-appropriate security requirements across the portfolio
* Maintain a structured record of assessments, incidents, post-FDOB lessons learned, and red team / penetration test findings, and drive a formal feedback loop into BOD and standards updates
* Design and run recurring adversarial testing — red team exercises, physical penetration testing, tailgating and social engineering, alarm and response validation
* Track findings to closure with named owners and verification; escalate unresolved high-severity items to the DEC Manager and Regional Security Managers
* Own protective design and CPTED across the build program; convert physical measures (window film, signage, garage and vehicle access controls, barriers, glazing treatments) into signed-off, workflow-embedded standards
* Partner with Real Estate on lease evaluation and site selection — feasibility, due diligence, zoning, adjacency risk, and mitigation strategy and cost
* Define guard force deployment models, post orders, and coverage requirements with Regional Security Managers
* Deliver pre-FDOB operational readiness training, set go/no-go criteria, and lead post-FDOB reviews
*Project Delivery | Design Engineering | Construction Administration*
* Own project schedules and plans, budgets, coordination, meeting documentation, and project document organization
* Produce RFPs and evaluate vendor proposals (design consultants, security integrators, service and manufacturer partners); manage purchase and change orders
* Lead the integration bid process: Contract Document packaging, RFP release, RFI response, interviews, recommendation, and award
* Oversee design engineering consultants to ensure Contract Documents are complete, coordinated, and aligned with Real Estate and GSIS requirements; manage cross-discipline coordination (architectural, electrical / fire alarm, network, AV/VC) and the backcheck process
* Lead construction kickoff, integration schedule and dependencies, recurring coordination meetings, and General Contractor interface
* Manage submittal and RFI review, on-site acceptance testing and commissioning, and punch list to integration sign-off
* Collect closeout documentation and manage operational training strategy with Regional Security Managers and Facilities stakeholders
* Evolve standard documentation, templates, checklists, and automations; own vendor KPIs and QBRs; report program status to the Physical Security DEC Manager
*QualificationsSpecialization Experience*
* Physical security risk and threat assessment, vulnerability analysis, and risk-tiering across a multi-site portfolio
* Red team / physical penetration testing program experience, including driving findings to remediation
* CPTED and protective design: hardening treatments, vehicle mitigation, and perimeter strategy
* Guard force deployment, post order development, and security operations training; PSP or CPP strongly preferred
*Core Requirements*
* 7+ years of project management experience, preferably in security, design, or construction
* Bachelor's degree in Engineering, Construction Management, or related field; PMP, CAPM, PSP, or CPP preferred
* Proven track record managing multiple concurrent projects with budget, vendor, and stakeholder ownership
* Ability to interpret design and construction documents, building codes, and compliance requirements
* Global enterprise-scale corporate real estate deployments and enterprise Access Control, Video Surveillance & Management, Intercommunication, Radio, Visitor Management, and integrated security platforms
* Familiarity with cloud-based access control, facial authentication, AI/analytics, CPTED principles, network integration, and IP-based device deployment
* Tools: Google Suite, Bluebeam, Revit / AutoCAD, Asana, Smartsheet, MS Project, Procore, PlanGrid, Autodesk Construction Cloud
* Willingness to travel ~30% for site visits and commissioning

Pay: $55.00 - $70.00 per hour
