- Under the supervision of the Superintendent of Buildings, the Building Services Manager will have primary responsibility for the preventive maintenance of HVAC systems, daily monitoring of the buildings via the City's Building Management System and the dispatch of first response to HVAC, Elevator, Fire Suppression, and plumbing calls using in-house and contract resources.
- Working closely with the Assistant Superintendent of Buildings on the use of contractual resources, and the determination of the appropriate response level and extent of repairs needed, and share responsibility for after hours, on-call responsibilities for building systems.
- Utilizing CMMS (computer maintenance management system) system to log all concerns/complaints submitted by building occupants and shall investigate all complaints; this investigation shall include a response back to the initiator of the complaint.
- 5 to 8 years of building automation experience (installing, servicing, programming) is required.
- A valid Massachusetts Motor Vehicle Operator's License Class D is required.
