Maintain effective working relationships with General Managers, owners, tenants and vendors. Supervises engineering staff at assigned buildings. Emphasis on tenant satisfaction, cost control, preventative maintenance, code compliance and fire/life safety.\nEssential Duties and Responsibilities include but not limited to:\nOperations\nResponsible for operation of all building equipment and systems.\nAdminister contracts for services from third party vendors (elevator maintenance, HVAC maintenance, etc.).\nSupervises on site engineering staff.\nTrouble shoots mechanical/electrical/plumbing problems.\nEnsures the timely completion of service requests and work orders.\nAssists General Manager in bid solicitation and selection of successful bidders.\nMonitors tenant build-outs and other construction projects in assigned properties.\nAble to read/comprehend Construction drawings, documents, etc.\nPreventative Maintenance\nResponsible for all preventative maintenance, according to manufacturer's specifications, of all building equipment and systems.\nEstablishes preventative maintenance schedule and ensures completion of maintenance in accordance with schedule.\nConducts periodic inspections and prepares appropriate reports.\nReporting\nReviews and monitors periodic reports summarizing service requests/work order activity.\nAssists General Manager in the preparation of monthly variance reports.\nPrepares other reports as required.\nMaintains preventative maintenance records.\nBudgeting\nAssists General Manager in preparation of annual operating budgets.\nAssists General Manager in preparation of capital budgets.\nSupervision\nLeads and directs onsite engineering staff.\nAssigns preventative maintenance work orders to appropriate staff members.\nMonitors quality and quantity of work performed by engineering staff.\nDevelops duty engineer and on-call schedules to insure proper coverage.\nInsures the proper training of all engineering staff.\nResponsible for the maintenance of blue prints, manuals, supplies, tool room and shop.\nRequirements:\n\nTo perform this job successfully, an individual must be able to perform each essential duty satisfactorily. Reasonable accommodations may be made to enable individuals with disabilities to perform the essential functions.\nEducation and/or Experience\nMinimum five years experience in commercial property operations, maintenance and engineering\nMinimum three years supervisory experience\nCompletion of certified HVAC school or apprentice program or equivalent\nThorough understanding of: 1) computerized maintenance programs; 2) automated building control systems; 3) mechanical, electrical, plumbing, security and fire/life safety equipment and systems; and 4) local, state and federal building code requirements\nAbility to read construction documents/blue prints/schematics\nAbility to work evenings and weekends and respond to emergency calls as required\nPreferred: Familiarity with construction trades, practices and standards. Familiarity with Alerton system, EST fire panel, energy star requirements, work order systems. OSHA Certification.\nWork Environment\nThis job operates in both inside and outside work; Work outside on building roof; regularly exposed to both hot and cold weather, dust, fumes, odors, noise, etc.\nPhysical Demands\nThe physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job.
