OverviewThis is a hybrid role - 2 days remote and 3 days in the Malvern, PA office.CubeSmart is seeking to hire a Real Estate Acquisitions Analyst to join the Investments team at our corporate office in Malvern, PA. The CubeSmart team is made up of people who have a can-do attitude, are committed to their own success and the success of the company, and lead by example.If this sounds like a team and culture that matches your personal values and motivations, we want to hear from you.ResponsibilitiesUnderwriting Acquisition OpportunitiesUnderstands and employs various methods to value commercial real estate - cap rates, NPVs, IRR's, etc.Analyzes income statements and other financial and operational reportsUnderstands and assesses demand and demographic drivers that are inherent to a successful real estate investment projectUses various resources - internal and external - to gather necessary information to value opportunitiesSynthesizes findings into robust financial projection and valuation modelsPresents findings and recommendations to senior members of the Investments teamMarket ResearchMonitors and tracks self-storage supply in target marketsUtilizes numerous systems to research property/ownership information for acquisition opportunitiesProvides insight into market dynamics and fundamentals to identify and target opportunities with outsized return potentialReviews potential disposition targets within the owned portfolio to determine opportunities to recycle capitalAcquisition & Disposition Process SupportManages tools to track and prioritize investment opportunities and acquisition effortsAssists with the preparation of Investment Committee materials, including slides and analysis summariesProvides support during the due diligence process to make sure all materials are received, and helps resolve any issues that arise during the diligence processCompany Investment & Growth InitiativesMonitors and maintains a portfolio evaluation model which tracks and ranks company real estate assetsDevelops tools and techniques that make deal screening and the underwriting processes more efficient, using a combination of internal and external systems and dataCompletes a broad range of ad hoc analysis in support of strategic departmental and company initiatives.Maintains and organizes a streamlined database of historical deals and related underwriting and analysisQualificationsBachelor's Degree; concentration in finance or real estate preferableTwo or more years in commercial real estate acquisition or finance role preferable; storage experience preferable but not mandatoryAdvanced Excel and real estate financial modeling skillsExperience with GIS and/or mapping softwareThorough understanding of financial statementsStrong attention to detail and organizationThe ability to manage multiple projects at once and shift priorities as neededExcellent oral & written communication skills#LI-MT1
