The Associate can be based out of any of our U.S. office locations (New York, NY; Philadelphia, PA; Boston, MA; Braintree, MA; Burlington, MA; Princeton, NJ; Whippany, NJ; East Brunswick NJ; Red Bank, NJ; Providence, RI; Columbia, MD; Tysons Corner, VA; Nashville, TN; Boca Raton, FL; Orlando, FL; San Diego, CA; Los Angeles, CA; Orange County, CA; San Francisco, CA; San Ramon, CA; Portland, OR; Seattle, WA). This is not a remote position. The in-office expectation is a hybrid schedule (3 days in office expectation per week).\n\nAs a Cost Segregation Associate you will have the opportunity to work with a dynamic team of tax professionals, engineers, and real estate specialists to deliver value-added solutions to clients across a variety of industries.\n\nOur Cost Segregation team helps clients maximize tax savings opportunities through engineering-based analyses of commercial, residential, industrial, healthcare, hospitality, and mixed-use real estate assets. But our commitment goes beyond our clients as we continue to live the Withum Way, promoting personal and professional growth for all team members, clients, and surrounding communities.\n\nHow You'll Spend Your Time:\n\nAssisting in the preparation of cost segregation studies for newly acquired, constructed, renovated, and existing real estate properties.\n\nReviewing construction cost documentation, depreciation schedules, invoices, fixed asset records, and other supporting documentation.\n\nAnalyzing building components and asset classifications under applicable tax guidance and depreciation rules.\n\nAssisting with property site visits and documenting building systems, land improvements, and specialized assets.\n\nPreparing workpapers, calculations, and supporting schedules for cost segregation reports.\n\nResearching federal tax regulations, depreciation methodologies, and fixed asset guidance.\n\nSupporting senior team members with data gathering, project execution, and report preparation.\n\nCoordinating with clients to obtain information necessary to complete engagements.\n\nMaintaining engagement files and ensuring work is completed accurately and timely.\n\nLearning cost segregation methodologies, engineering-based allocation techniques, and industry best practices.\n\nStaying current on tax law developments and industry trends impacting fixed assets and real estate taxation.\n\nThe Kind of People We Want to Talk to Have Many of the Following:\n\nBachelor's degree in Accounting, Finance, Engineering, Construction Management, Architecture, Real Estate, or a related field.\n\n1-3 years of experience in public accounting, taxation, engineering consulting, construction, valuation, real estate, or a related field.\n\nPursuit of CPA, EA, CCSP, or other relevant professional certification is a plus.\n\nStrong interest in real estate, tax consulting, and fixed asset analysis.\n\nBasic understanding of depreciation concepts and tax principles preferred.\n\nStrong analytical, problem-solving, and quantitative skills.\n\nExcellent written and verbal communication skills.\n\nProficiency in Microsoft Excel and Microsoft Office Suite.\n\nAbility to manage multiple assignments and meet deadlines in a fast-paced environment.\n\nStrong attention to detail and commitment to producing high-quality work.\n\nAbility to work effectively both independently and as part of a collaborative team.\n\nThe compensation for this position ranges from $70,000-$90,000. In addition to the base compensation, Withum offers a competitive benefits package and bonus program (for eligible roles) based on individual and firm performance.
