It is therefore essential that the Maintenance Technician portray a professional, courteous and caring demeanor in all interactions\nSalary:\n$29 hourly based on experience, plus bonuses\nWork Schedule Tuesday - Saturday\nOnsite living required with a 34% discount\nPaid vacation, sick time, various Holidays, and Birthdays paid off\nBenefits:\nWe demonstrate our commitment to the health of our employees by offering medical, dental, and vision coverage, as well as a competitive 401k match.\nResponsibilities:\nThe speed and quality of turnovers, renovations, and maintenance request response\nPreventive maintenance of all systems and equipment including; scheduling, restoring, repairing, rebuilding, or replacing faulty or inoperative components\nSelecting, training, assigning, coaching, and disciplining employees\nContributing maintenance information to strategic plans and reviews\nImplementing production, productivity, quality, and customer-service standards\nMeets financial goals by providing annual budget information; monitoring expenditures; identifying variances; implementing corrective actions\nMaintains safe and healthy work environment by following standards and procedures; complying with legal codes and regulations\nDirecting the physical maintenance of the entire facility including; parking lots, carports, grounds, pool, infrastructure, roof, lighting, heating systems, etc.\nCompleting assigned service request in 24 hours\nHandle resident relations with tact, diplomacy and courteous communications.\nAssists in maintaining beautiful curb appeal for Community\nAssists in turnover of vacant units\nMaintain company safety standards\nDaily pool chemical readings and upkeep\nRotation of afterhours on-call schedule\nMust be able to lift 80-100 lbs on a regular basis\nMust be able to walk up and down stairs on a regular basis\nMust have a valid driver’s license and reliable transportation with insurance and registration\nThis position is responsible for all after-hour emergency situations, so applicant must live on the property.\nMust be available for night/weekend call duty.\nJob Requirements:\nMust have the ability to interact effectively with prospects, residents, peers and management.\nKnowledge in carpentry, electrical, HVAC, plumbing, painting, masonry and appliance repairs and installation (dishwashers, stoves, refrigerators, etc).\nDetail oriented and organized.\nMake ready units for new occupancy per company policy.\nMaintaining the leasing office and all recreational and common area facilities.\nDemonstrates initiative, personal awareness, professionalism and integrity.
