The Superintendent serves as the onsite leader and is accountable for project safety, quality, scheduling, coordination of subcontractors, site logistics, and successful project delivery. This role works closely with Project Managers, estimators, owners, architects, engineers, inspectors, and trade partners to ensure projects are completed safely, on schedule, within budget, and in accordance with contract documents and company standards.\n\nPrimary Duties:\n\nManage and oversee all field operations for commercial, tenant improvement (TI), and multifamily construction projects from mobilization through closeout.\nCoordinate and supervise subcontractors, suppliers, vendors, and onsite personnel to ensure work is completed safely, efficiently, and according to project schedules.\nDevelop, maintain, and communicate short-term and long-term project schedules in collaboration with Project Managers.\nCollaborate with Project Managers to identify and resolve schedule, budget, procurement, design, and constructability challenges.\nPlan and coordinate site logistics, manpower requirements, material deliveries, equipment utilization, and sequencing of work.\nMonitor project progress and proactively identify potential delays or issues, implementing corrective actions as necessary.\nConduct daily site inspections/observations to verify compliance with plans, specifications, building codes, quality standards, and safety requirements.\nLead subcontractor meetings, safety meetings, and coordination meetings to maintain project alignment and productivity.\nEnsure compliance with all company safety policies, OSHA requirements, and project-specific safety plans.\nCoordinate all inspections, testing, and approvals with municipal agencies, third-party inspectors, consultants, and design professionals.\nReview construction drawings and specifications to identify conflicts, omissions, and opportunities for improved execution.\nManage punch list completion and turnover activities to ensure successful project closeout.\nProduce and distribute daily reports, weekly progress updates, site photographs, schedule updates, and quality control documentation.\nMaintain positive working relationships with owners, tenants, architects, engineers, inspectors, subcontractors, and team members.\nSupport project start-up, preconstruction planning, and constructability reviews when requested.\nProtect and promote LHM Construction's vision, values, culture, and commitment to excellence.\nPerform other duties as assigned.\n\nExperience & Skills:\n\nBachelor’s degree in construction management (preferred)\n5 -10+ years of progressively responsible field supervision experience in commercial, tenant improvement (TI), multifamily, or mixed-use construction.\nProven experience managing multiple subcontractors and coordinating complex construction activities from start to finish.\nStrong knowledge of construction sequencing, scheduling, quality control, safety practices, and building systems.\nExperience with wood frame, podium, multifamily, commercial, and tenant improvement construction preferred.\nAbility to read and interpret construction drawings, specifications, contracts, and schedules.\nStrong leadership, communication, conflict resolution, and problem-solving skills.\nProficiency with construction management software and Microsoft Office products.\n\nPhysical Requirements:\n\nThis position requires frequent walking, standing, and climbing stairs in/around construction site, apartment homes, models, and properties.\nThis position requires working outdoors in all weather conditions (to include but limited to, rain, snow, heat, hail, wind, and sleet), around hazardous chemicals, dust, dirt, and other particulates.\nMust have the ability to read and comprehend large quantities of information, operate computer equipment, speak, hear, bend, stoop, reach, lift, move, and carry up to 60 lbs. independently.\nRegularly required to sit, stand, bend, reach, and move about office setting.\nTo perform other duties as required.\n\nTo perform the job successfully, an individual should demonstrate the following competencies to perform the essential functions of this position.\n\nManage Complexity: Make sense of complex, high quantity, and sometimes contradictory information to effectively analyze situations and identify solutions.\nCollaborates: Builds partnerships and works cooperatively with others across the organization to achieve shared objectives.\nPlans and Aligns: Plan and prioritize work to meet commitments aligned with organizational needs and goals.
