Hours: 9am – 5pm . This position is not eligible for remote work. Non-exempt hourly position eligible for overtime.\n\nKey Responsibilities\n\nChange filters in building AHU’s, fan coil and induction coil units, lubrication of motors, changing belts and alignment of pulley systems.\n\nCleaning HVAC system tubes with mechanical equipment on boilers and chillers as required.\n\nCleaning air handling unit coils, drain panels, and interior surfaces as required.\n\nCleaning and servicing cooling towers and interior components.\n\nCleaning building system pump strainers, couplings, and valves as needed.\n\nEfficiently operate central plant chillers, package units, heating equipment, air handling units and pump systems by taking daily readings to verify proper operation and making adjustments on local controls or the building energy management system.\n\nPerform life safety inspections on a weekly basis of building emergency generator and fire pump systems, taking readings of system gauges.\n\nCoordinate with approved life safety vendors quarterly sprinkler system testing and annual fire alarm testing.\n\nPerform annual fire‑evacuation drills in coordination with property management.\n\nMake general electrical repairs lighting systems such as ballast replacement, light tubes/bulbs, fixture replacement.\n\nReplace ceiling tiles and light fixtures on small projects.\n\nChanging fuses, resetting circuit breakers, replacing electrical switches and receptacles\n\nMake minor plumbing repairs to facility sinks, toilets and urinals.\n\nRepairs to plumbing lines as needed such as soldering, tightening fittings, replacing components on pipe systems.\n\nUnstop and snake if needed sewer drain lines using mechanical drain cleaning equipment.\n\nInspection of building HVAC systems making daily rounds and adjustments to HVAC systems through using the energy management system or local temperature controls.\n\nSnow removal related duties during inclement weather, shoveling snow, snow blower operation, and spreading ice melt.\n\nWork Abilities\n\nAbility to place service calls as needed to approved vendors using company vendor lists\n\nManaging/supervising contractors related to building repairs required\n\nObtaining proposals for building repairs and services as needed\n\nAbility to work from high ladders, walk, stand, lift appropriate weighted items in carrying out daily job duties\n\nAbility to identify hazardous conditions, make assessments, and able to control situations or equipment to prevent injuries to self and others.\n\nDemonstrated technology aptitude required to utilize computerized Work Order systems; experience with Angus Tenant Request and preventive maintenance systems a plus.\n\nAbility to efficiently carry out tasks, written-verbal correspondence or documentation, on service requests as needed by property management and building tenants.\n\nMust be available for after‑hours emergency calls.\n\nAll candidates must be able to read and write to respond to work orders, respond to emails, and accurately record data.\n\nAbility to review construction drawings or demonstrated aptitude to learn.\n\nSoftware proficiency required or ability to learn: Microsoft Word, Excel, Outlook, MS Teams, Zoom, Adobe, Google Suite.\n\nQualifications\n\n3-5 years experience in a commercial office building environment preferred. Position is open to HVAC technicians, plumbing technicians, licensed electricians, or general handyman professionals looking for a change to an assigned portfolio. Will consider candidates with demonstrated mechanical aptitude or experience who are new to the industry and looking to break into commercial office building engineering; such candidates may be considered for an apprentice designation at an apprentice rate.\n\nHand‑on knowledge of HVAC systems, plumbing, fire protection, and electrical infrastructure.\n\nDetail oriented and accountable with strong organizational skills.\n\nHigh School Diploma or Equal.\n\nKnowledge of current OSHA standards, OSHA 30 Hour Certification\n\nCFC licenses, steam engineering licenses as required for the position and building equipment types related to jurisdiction license requirements.\n\n$41/hr. - $43/hr.\n\nNon‑exempt hourly position eligible for overtime pay.\n\nEligible for benefit program to include Major Medical, Dental, Life Insurance, and participation in 401(k) program upon eligibility.\n\nTF Cornerstone is an Equal Opportunity Employer.
