CloudHQ has state-of-the-art data center sites located on two Northern Virginia campuses, as well as London, Frankfurt, Paris, Milan, and São Paulo, and we anticipate exponential growth over the next several years both in the US and abroad.\r\nWhat The Role Entails\r\nThe Project Manager will be a critical member of the development team, responsible for ground-up development and construction of CloudHQ's (CHQ) Data Center products. The project manager will focus on all stages of a project, with an emphasis on speed to market of all future inventory, quick project delivery, and cost effectiveness. The project manager will be responsible for professionally representing CHQ's development department across multiple functions within the organization as well as outside of the company. This role will be the primary point of contact and communication for construction activities, acting as a leader to the general contractor/design team, and the primary liaison between CHQ and the construction/design teams.\r\nWhat You Will Get to Do\r\nAssist with master planning, entitlement, and permitting processes\r\nDraft and distribute RFPs for design disciplines and make award recommendations\r\nPrepare and present development business plans\r\nCoordinate and develop project budgets\r\nAssist with contract negotiations\r\nLead design process and development of construction documents including specifications\r\nWork with design/construction teams to establish schedules\r\nBuild and leverage partnerships with architects, engineers, contractors, trade partners, equipment vendors, local municipalities, etc.\r\nCoordinate design constructability, maintainability, and strategy with operations group\r\nCommunication with adjacent property owners and neighborhood groups as needed\r\nAssist with utilities planning and coordination\r\nManage budgeting process throughout the life of the project\r\nProduce management reports relative to development projects\r\nSupervision of project participants as needed\r\nAttend project OAC meetings (among others) and liaise action items between CHQ and design/construction teams\r\nChampion CHQ initiatives on all projects\r\nDevelop creative solutions and innovations to help streamline processes\r\nWhat You Bring To The Role\r\nA bachelor's degree, Real Estate Development, Construction Management, Engineering or equivalent\r\nA minimum of five (5) years of professional experience in real estate development and/or construction management\r\nBackground in complex commercial development\r\nStrong command of Microsoft Office suite\r\nAbility to solve problems using analysis, technical and organizational expertise\r\nAbility to use independent judgement and sound decision-making skills in situations that impact project timetables, direction, and outcome\r\nStrong quantitative skills (Excel, budgeting, project cost controls)\r\nOutstanding written and verbal communication skills\r\nAbility to independently supervise a development, construction, or design project\r\nResponsible attitude with strong work ethic; leading by example in attendance, attitude and technical work product\r\nStrong communicator with excellent presentation and speaking skills; enjoys working with customers and external audiences\r\nStrong teaming skills; works well across complex organizations and drives execution through collaboration and networking\r\nEntrepreneurial and thrives in a fast-paced, changing environment; is excited by the chance to play a large, strategic role\r\nAbility and willingness to respond to emails and calls after hours in the event of an emergency or when required\r\nAbility and willingness to work extended hours when required\r\nAbility to travel to data center sites, client meetings, trainings or conferences as requested and required\r\nOur Ideal Candidate Will Also Possess\r\nIn-depth knowledge of Datacenter Infrastructure and design preferred\r\nWhat We Offer\r\nCloudHQ's people and culture are the most enriching aspects that make us a great place to work.
