Assistant Construction Project Manager
Summary of Position:
The Assistant Project Manager will help oversee and assign resources for construction operations for all commercial and multi-family projects. The Assistant Project Manager will be in charge of the means & methods of the construction process, collaborating closely with assistant project managers, project engineers and project coordinators to generate designs, schedules, and labor and material costs. In addition, ensuring that all projects are finished on time and within budget. Project managers will also engage and supervise subcontractors and staff, as well as obtain permits and guarantee that all components of the project are in compliance.
General Duties & Responsibilities:

Pre-construction Drawing coordination Review code compliance
Constructability Review and Value Engineering
Complete Handoff Meeting Matrix Template and ensure all requirements are met
Owner Contract
Review Owner Contract and Create a reporting requirement summary
Ensure terms for notifications are followed, i.e. 7 days to notify Owner of Change Event
Distribute summary to team and executives
Owner Change Orders (PCCO's)
Manage the PCCO process with the APM or PE and review prior to sending to Owner for execution
Cash Flow Analysis
Cost load schedule for cash flow projections
Analyze actual cash flow for each project using cash flow template
Owner Billing
Compile Updated Schedule, Project Photos, Delay Letters and Owner Change Orders
Review Owner Pay App and Initial for Approval
Verify all information is correct on Owner Pay App Cover Sheet and SOV
Ensure that all subcontractor costs are covered or previously billed in Owner Pay App review
Review and respond to all bank inspector report items
Detailed Budget Review
Verify cost projection accuracy
Monitor for incorrect coding
Document Control
Mark-up Procore drawings with any VE items to avoid confusion in the field and subcontractor scope.
Manage Procore drawing sets and the distribution of changes to ALL subcontractors & vendors. Including drawing changes, ASI's, RFI's and Submittals changes.
Create bid packages as needed.
Quality Controls (Zero Defects Program)
Zero Defects means no punchlist. Oversee the punch process and get Owner "buy in" on performing pre-walks to identify big ticket items.
Organize punchlist and subcontractor sequence with field team to administer a smooth and efficient punch. Control the Owner punch process.
Project Buy-out
Manage the Project Buy-out Process & Log with the PE or APM.
Subcontract Review
Final scope review & approval before sending contract to subcontractor / vendor
Review all subcontract mark-ups and scope changes
Identify any contractual modifications that need Legal approval
Architect Meetings
Lead and attend all architect meetings
Document minutes and distribute to consultants and project team for memorialization
Lead Weekly Team Meetings
Lead project team meetings every Monday. Include schedule constraints, 3 week look ahead, project issues, owner issues, procurement issues and urgent items.
Organize the meeting minutes and distribute for assembly & distribution
Formal Correspondence
Spearhead all formal correspondence to Owner & Architect
Control schedule dates provided to Owner & stakeholders
Subcontractor Management
Manage the overall performance of subcontractors
Oversee and / or directly engage formal correspondence with subcontractor such as Notice to Cure, Notice of
Delay, Notice of Clean-up and Payment Applications.

Monthly Status Reports
Update cover sheet and create MSR package with required attachments
Ensure accurate job cost budget report is attached
Overall Success of Project
The APM assists with the overall responsibility of project performance. This includes safety, budget, schedule and quality.
Closeout
Create and obtain Owner Signatures on Substantial Completion Documents
Oversee and review closeout document production
Post Mortem
Establish and lead team meeting with everyone on the project team and accounting. Review and document lessons learned on the project.
Rate each subcontractor on field and office performance.
Review final budget and GC costs with executive team.
Job Qualifications:
3-5 years of experience in commercial construction working for a general contractor or developer
Strong written/verbal skills and ability to communicate effectively with customers.
Ability to work with computers in word processing and property management software, preferably P6
Strong prioritization and organizational skills
Ability to multi-task
OSHA 30-hour certification a plus
Design-build experience a plus
Ability to make independent decisions and handle emergencies professionally
Job Requirements:
BS or BA in one of the following fields: Civil Engineering, Building Construction, Construction Management, Architecture, Architectural Engineering.
Ability to fluently speak and understand English, Spanish language a plus
Must be flexible and able to work alternate schedules as needed
Reliable transportation with a valid state-issued driver's license and current liability vehicle insurance
Report to work on time with a neat and professional appearance and be courteous and pleasant to residents and associates at all times.
Ability to clear a background screen, MVR, and drug test
Physical Demands:
Inspection of Property will include walking and climbing of stairs. The position may require lifting, carrying, and pushing, pulling 25 lbs. Occasionally, frequently up to 15 lbs. or negligible amounts regularly. Phone usage is also required, as is the need to speak professionally and clearly.
