Additional responsibilities include developing accurate cost estimates and budgets for construction projects during the pre-construction phase, analyzing project specifications, drawings, and market conditions to determine material costs, labor needs, creating detailed bids, collaborating with stakeholders, and identifying value engineering opportunities, and other factors impacting the overall project budget. #LHMRE\n\nEssential Functions:\n\nEvaluate bid requests\nPrepare detailed cost estimates\nInput and adjust quantities with a high level of accuracy\nReview project documents\nManage client relationships\nEnsure LHM Construction’s standards of quality and safety are followed\n\nResponsibilities:\n\nQuantify material costs, labor hourly costs, and sub buy-outs for assigned projects\nLead team in the creation of proposals and bids\nDevelop bid documents for each project\nPrepare detailed take-offs\nPresent budget and value engineering ideas to owner and design team\nPrepare detailed bid scopes for trade packages\nManage bid list and coordinate with trade partners\nReview subcontractor submittals\nAssist with subcontractor buy-out\nAssemble quantities into project management tools with a high level of accuracy\nWork collaboratively with Project Manager, Superintendent, and project team to phase assigned projects\nInterview and select winning subcontractors\nAttend design development meetings\nParticipate in project team meetings and client meetings for duration of assigned project\nCommunicate with clients, fostering successful and on-going relations\nOther related duties as assigned or needed\nAll other duties as assigned\n\nExperience & Skills:\n\nDegree in Engineering, or related technical degree\n5 + years of estimating experience, preferably in the construction industry\nAdvanced math skills, ability to visualize in 2D and 3D, and an understanding of risk evaluation\nHigh level of fluency reading plans, specifications, and related project documents. Key competencies are initiative, communication, teamwork, dependability, and attention to detail\nMust have strong interpersonal skills with good verbal and written communication while working in a team environment\nLead proactively rather than manage reactively\n\nPhysical Requirements:\n\nThis position requires frequent walking, standing, and climbing stairs in/around construction site, apartment homes, models, and properties\nThis position requires working outdoors in all weather conditions (to include but limited to, rain, snow, heat, hail, wind, and sleet), around hazardous chemicals, dust, dirt, and other particulates\nMust have the ability to read and comprehend large quantities of information, operate computer equipment, speak, hear, bend, stoop, reach, lift, move, and carry up to 60 lbs. independently\nRegularly required to sit, stand, bend, reach, and move about office setting\nTo perform other duties as required\n\nEqual Opportunity Employer\nThis employer is required to notify all applicants of their rights pursuant to federal employment laws.
