Incumbent is responsible for independently handling the general assigned Appleton properties, referring major maintenance situations to supervisor.\n\nESSENTIAL JOB FUNCTIONS\nPerform complex repair and preventive maintenance tasks on buildings and facilities.\nTroubleshoot, repair, and maintain minor plumbing, mechanical and electrical equipment.\nInstall minor modifications to buildings.\nPerform painting and minor carpentry tasks.\nFacilitate the turnover of apartments in conjunction with company policy.\nAssist with snow removal to assure the safety of residents and visitors to the building.\nUtilize a wide variety of hand and power tools.\nRespond to after-hours and weekend emergency calls in conjunction with company policy.\nPerform and document work orders through program software.\nOperate within the properties approved annual operating budget.\nMake recommendations for building and capital improvements.\nConduct preventive maintenance inspections, housekeeping inspections, and program inspections.\nPrepare for and assist with any REAC, State and Agency Inspections.\nAssist in maintaining security throughout the building.\nPurchase supplies and generate purchase orders through program software.\nOversee the work of vendors and subcontractors.\nAdhere to and operate within all Fair Housing Guidelines\nAttend staff meetings as required and assist with miscellaneous resident socials/functions.\nClean assigned building common areas.\nConsistent and reliable attendance.\nContinuously work to insure the health and safety of residents, tenants, coworkers, vendors and self.\n\nQUALIFICATIONS REQUIRED TO PERFORM ESSENTIAL JOB FUNCTIONS\nHigh school diploma or equivalent (GED)\nMust have a valid driver’s license and reliable transportation.\nMust have two to three years of general facility maintenance experience.\nMust be able to lift 50 lbs.\nGeneral knowledge of trades\nAbility to work independently\n\nVALUES\nProvide a high level of service for both external and internal customers and clients\nExhibit a spirit of teamwork\nContribute ideas for department success\n\nThe O’Connell Companies offers a competitive salary & excellent benefits including health, dental, vision, life insurance and a 401(k) plan.
