Preconstruction Coordinator

We hire carefully — every person on this team was chosen because they are serious about their craft and committed to a high standard of work.The RoleThe Preconstruction Coordinator is the engine that moves a signed design agreement to a ready-to-build project. You own the estimating, procurement, and coordination functions that get a project out of design and into production. You’re building budgets, soliciting subcontractor bids, managing material procurement, and coordinating project schedules—all at the same time. Working directly under the Preconstruction Manager, you will develop deep expertise in how DSC prices, buys, and schedules its projects.What You'll DoEstimating▸ Perform detailed quantity takeoffs from permit drawings; develop material lists and labor estimates.▸ Solicit, receive, and compare subcontractor bids for all trade scopes; prepare bid summary documents.▸ Maintain and update DSC’s unit cost database with current material and labor pricing.▸ Assist in value engineering discussions with clients and the Preconstruction Manager.▸ Support preparation of final project budgets and client construction contract documents.Procurement▸ Issue purchase orders for materials upon project approval; manage delivery scheduling to align with construction schedule.▸ Maintain vendor relationships and negotiate pricing; track vendor performance.▸ Track all material orders, deliveries, and backordered items; proactively communicate delays to the Project Manager.▸ Manage procurement documentation including POs, packing slips, and delivery confirmations in Buildertrend.Coordination▸ Maintain project schedules in Buildertrend from preconstruction through production handoff.▸ Coordinate subcontractor selection, scheduling, and scope agreements in coordination with the Preconstruction Manager.▸ Prepare project files and documentation packages for production team handoff.▸ Support permit application process in coordination with the Design team.What We're Looking For▸ 2+ years in residential construction estimating, procurement, or project coordination.▸ Ability to read and interpret residential construction drawings accurately.▸ Strong quantitative skills—you’re comfortable with spreadsheets, line-item budgets, and unit costs.▸ Organized and process-driven; you don’t let things fall through the cracks.▸ Vendor relationship experience; comfortable negotiating pricing and managing delivery expectations.▸ Experience with Buildertrend or similar construction management platform preferred.▸ This role is computer-heavy — you will live in spreadsheets, project management software, and documentation systems every day. Proficiency in Microsoft Office or Google Workspace and Adobe is required. Buildertrend experience is a strong plus; the ability to learn it quickly is non-negotiable.
