This role demands a high level of professionalism, effective communication, and positive interactions with both residents and staff. A proactive approach is critical to preserving the property's appearance and ensuring its smooth operation. The successful candidate will be entrusted with various responsibilities, including performing minor repairs, efficiently managing time, and prioritizing tasks to maintain the property to the highest standards for the benefit of residents.\r\nThe incumbent in this role must possess high professionalism and positive engagement for our residents and the workforce.\r\nQualifications\r\n2+ years of grounds or porter experience.\r\nKnowledge of and ability to safely operate property maintenance equipment (e.g., pressure washer, leaf blower, snowblower).\r\nAbility to perform minor maintenance and repairs as needed.\r\nDetail-oriented and thorough.\r\nStrong time management and organizational skills to handle multiple tasks efficiently.\r\nAbility to work independently and as part of a team in a fast-paced environment.\r\nThorough understanding of safety hazards and proper use of various cleaning and sanitizing solutions.\r\nGood interpersonal skills with a polite and courteous demeanor toward staff, prospects, residents, vendors, and all visitors of the property.\r\nMust have basic knowledge of Fair Housing Laws and OSHA requirements.\r\nHigh School Diploma or equivalent.\r\nKey Accountabilities\r\nCustomer Service and Maintenance\r\nProvides exceptional customer service with every interaction and delivers high-quality maintenance service.\r\nCompletes assigned work orders generated from resident requests for service, as well as preventative maintenance on the property by diagnosing the source or cause of the defect or problem and making repairs in accordance with established policies, procedures, safety standards, and code requirements.\r\nCompletes the \"make-ready\" process to prepare vacant apartment homes for leasing and new move-ins by completing the pre-move-out inspection, creating a punch list of maintenance work needed, scheduling vendors and contractors as needed, obtaining needed supplies and materials, completing all maintenance tasks, and inspecting completed work.\r\nAssists in maintaining the grounds, common areas, and amenities by picking up trash and debris, pressure-washing breezeways and pool areas, performing general cleaning, and painting curbs and signage as needed.\r\nSupports cost-cutting and expense-control programs by fixing rather than replacing parts when possible, not being wasteful with materials and supplies, and practicing the correct use of tools and equipment.
