To learn more information about our property, visit: https://www.thelodgeatbridgemill.com/Sales + Prospect Management:Establishes new relationships with prospects, maintaining continuous communication to identify their needs and close the sale, converting into a resident of our community.Tours visitors of the community, shows apartments to interested guests, encourages qualified prospects to apply for residency, closes sale, and assists with the application process as needed.Receives incoming calls and manages them accordingly.Ensures the model apartment and/or vacant unit(s) are ready to be shown to prospective residents.Follows up on leads with regularity.Prepares all necessary packets, materials, and paperwork for move-ins or move outs.Keeps units leased to meet or exceed budget.Prepares and sends out required weekly and/or monthly reporting to necessary stakeholders.Marketing Planning:Responsible for achieving occupancy goals of the property through managing various initiatives, campaigns, programs, and events.Designs and develops marketing plans in accordance with the established budget in collaboration with the Property Manager; executes plan as outlined.Assists in preparation of advertising and marketing materials (letters, newsletters, flyers, brochures, etc.), as well as lease, and move-in packages.Performs outreach marketing within the surrounding community, establishing relationships with local business partners.Assists in branding the overall property through cutting-edge marketing campaigns and on-site promotional events.Makes recommendations to improve marketing and leasing programs.Research + Strategy:Conducts research on new and existing market communities for budgeting and operations purposes.Shops, evaluates, and prepares Quarterly market studies based on competitive properties, analyzing marketability of unit market rates, advertising, signage, decor, amenities, and curb appeal to properly gauge the competitive landscape.Social Media:Uses social media tools to increase exposure, gain brand awareness, and create client loyalty.Resident Management + Service: Assist residents with various needs/requests – i.e., submitting work orders, key access/entry, emergency assistances, etc.Assists in all phases of rent collection process and rent manager program.Communicates all problems or potential issues and makes recommendations to the Property Manager and/or Maintenance.Plans, assists with, and supports on-site resident events and programming as applicable.Ability to handle any emergencies that may arise on site.Recommends purchasing supplies, materials, equipment, and related items as needed and when approvedJob Overview + RequirementsJob Type: Leasing & Marketing Specialist, Non - Exempt $25.00 per hour plus Bonus Program.Work Hours: Full Time; Monday through Friday, 8:00am – 5:00pm + weekends, 10:00am – 2:00pm.Required Education: College degree or applicable work history.Preferred Education: Bachelor’s Degree + related/applicable work experience in sales, real estate, and/or property management.Preferred Experience: 3+ years of experience in Class A, luxury, lease-up real estate, preferably within active adult/senior living space; property management software – i.e. Entrata, Yardi, or similar.Preferred Certifications: Professional designations, i.e. Accredited Residential Manager (ARM), or equivalent industry designation preferred.Qualities: demonstrates integrity on a personal and professional level; exceptional communication and sales skills; desire to work with the active adult/senior demographic; ability to solve problems involving residents, maintenance, and challenging situations.Benefits + Time Off Medical – Highmark BlueShield of Northeastern NY – 3 insurance plans with HSA options; eligibility 1st of the month following 30 days.Dental + Vision – eligibility 1st of the month following 30 days.Life Insurance – Company paid Basic Life Insurance Policy (1x Annual Salary) with additional Voluntary Life Plans; eligibility 1st of the month following 30 days.401K Retirement Plan – Voya Financial; Employee Contribution Eligibility at 1st of the month following 90 days; eligible for Employer Match after 1 Year of Service; up to 4% Company Match.Additional Benefits – Employee Assistance Program; United Concierge Medicine (24/7 telemedicine service, including Mental Health); Calm App premium subscription; Learning Care Group (childcare tuition discount); Dependent Care FSA; Tuition Assistance Program.PTO – Personal (24 Hours), Sick (56 Hours), and Vacation Time (80 Hours; escalated over tenure period based on years of service up to 160 Hours); eligibility after 90-day Introductory Period.Holidays – 10 Company Paid Holidays.We are an equal opportunity employer and value diversity at our company.
