Discover endless opportunities to grow and make your mark at Hines.\n\nResponsibilities\nAs a Building Engineer with Hines, you will maintain basic operation and maintenance of all building equipment and systems by routinely reviewing operating conditions and established programs with Supervisor to understand and resolve any abnormal operating issues. Responsibilities include, but are not limited to:\n\nPerform preventive maintenance and repairs on all mechanical, electrical, plumbing and HVAC systems including, but not limited to pumps, chillers, boilers, air compressors and air handling units.\n\nMake adjustments and changes to HVAC and related equipment in order to maintain established operating criteria within the guidelines set forth by the Supervisor.\n\nPerform general repairs, maintenance and replacement of building components including, but not limited to: building fixtures and appliances, plumbing and electrical.\n\nParticipate in the water treatment chemical programs established in the property.\n\nMaintain operation logs and files, where appropriate, to include, but not limited to: central plant operations, chemical consumption logs and other equipment or operation inspection logs specific to the property.\n\nApply working knowledge and skills in HVAC distribution and controls in order to make adjustments and/or corrective actions to resolve work orders.\n\nProvide prompt and courteous response to tenant requests within the guidelines set forth by Hines.\n\nMaintain ethical, professional, and courteous relations with contractors and tenants.\n\nEstablish and maintain a cooperative working relationship with the entire operation staff and perform as a team member.\n\nDemonstrate full competency in all current Hines and property emergency procedures including but not limited to:\n\nAssist with directing building occupants with evacuations\n\nAssist with bomb searches\n\nAssist with life safety system alarms\n\nAssist emergency authorities and response teams\n\nUtilize fire alarm and life safety systems at assigned property and make adjustments as needed.\n\nAdhere to all Hines and property policies and procedures and perform all duties in a safe manner and help ensure compliance with city, state and federal safety and environmental laws, codes, standards, and regulations.\n\nActively participate in required training activities and seminars.\n\nQualifications\nMinimum Requirements include:\n\nHigh school diploma or equivalent from an accredited institution.\n\nTwo years commercial HVAC or related experience.\n\nSuccessful completion of the Hines “Introduction to Engineering” training program.\n\nFunctional knowledge of the Engineering Assessment Guidelines and can demonstrate proficiency in the assigned area(s) of the Guidelines.\n\nRead and use all types of testing equipment, analog digital multi-meters, pressure, and temperature indicating and recording devices, air flow measuring devices, and leak detection devices.\n\nKnowledge and proper use of basic hand tools (i.e., socket sets, wrenches, pliers, screwdrivers, saws, and hammers, etc.).\n\nRead and understand a variety of instructions, including equipment instruction manuals, furnished in written, oral, or schedule form.\n\nUnderstand correct usage of power tools (pneumatic, electric or engine drive), drill motors, saws, grinder, and impact wrenches, etc.\n\nCompute basic mathematical equations for equipment performance testing and building operations.\n\nCommunicate effectively both verbally and in writing.\n\nPossess sufficient computer skills to effectively administer required engineering programs.\n\nInteract with employees, visitors and contractors with poise and diplomacy.\n\nMaintain calm demeanor in emergency situations.\n\nUnderstand and apply correct usage of all personal safety equipment.\n\nWhen applicable, obtain required city and/or government licenses or permits (i.e., Boiler Operating Permit, State Maintenance Electrician’s License, EPA CFC Universal Certification Technician certificate, etc.).\n\nWork indoors approximately 80% of the time and outdoors approximately 20% of the time.\n\nUse olfactory, auditory, and visual senses.\n\nWork standing all day.\n\nAbility to lift 25 lbs. or more.\n\nClimb up and down stairs and ladders.\n\nAccess remote work areas and confined spaces (i.e., crawl spaces, roofs).\n\nUse full range of manual dexterity (i.e., sitting, squatting, bending, kneeling, walking, and lifting).\n\nMeet the shift working requirements of the assigned property; shifts may include early mornings, late evenings, weekends, and some holidays.\n\nWork overtime as business needs deem appropriate.\n\nClosing\nAt Hines, we strive for excellence as a leading global real estate investment manager, driven by our by our belief that real estate is fundamentally about people.
