Other duties may be assigned.\nActs as a working supervisor, with majority of time spent performing maintenance functions.\nMaintains a detailed understanding of the overall property.\nInspects the building and property on a daily basis and performs routine preventative maintenance and immediately addressing safety issues.\nConducts preventive maintenance on equipment to insure proper and safe operation.\nEnsures maintenance is scheduled in a timely manner and works closely with Manager to schedule and accomplish equipment and facility repairs.\nMaintains accurate records of maintenance work performed and inspects work in progress and upon completion for compliance to standard trade practices\nResponds to emergency maintenance repairs or assigns to another team member.\nMakes budget recommendations to the Director for all maintenance line items and assists the Director in controlling maintenance expenses.\nOrders and maintains proper inventory of building by ordering materials and supplies as required.\nProvides direction, guidance, and supervision to all maintenance staff at the property.\nProvides Director of Maintenance with written reports as to supply inventories, staff work schedules, etc.\nResponsible for preparing and implementing weekly maintenance staff work schedules, generates and prioritizes work orders.\nProvides training of maintenance staff to ensure proper performance of their functions, consistent with company policies, procedure and standards.\nEvaluates employees’ performance on a timely basis and recommends personnel actions, such as promotions, discharge, or disciplinary measures.\nCoordinates work performed by outside vendors.\nEnsures service contractors as scheduled for appropriate maintenance (cleaning service, exterminator, sprinklers, etc.).\nRemoves snow and ice and keeps sidewalks clean and safe during inclement weather.\nKeeps and maintains accurate records as required by regulation or company operating protocols.\nResponsible for general upkeep of the building which includes, but is not limited to making sure that all common areas are in a clean and orderly state and the landscaping is up kept.\nParticipates in coordination of projects (e.g. renovations).\nEnsures that all company maintenance policies and procedures are implemented at the property.\nEnsures that company standards for the performance of maintenance functions are consistently maintained.\nIssues each maintenance person his/her daily work assignments and is responsible for the tracking of these assignments to satisfactory completion.\nAssures facility is free of unsafe conditions that they conform to agency standards, and state and federal regulations\nMaintains daily timesheets on those he supervises.\nPerforms other incidental and related duties as required and assigned.\nSupervisory Responsibilities\nDirectly supervises employees. Carries out supervisory responsibilities in accordance with the organization's policies and applicable laws. Responsibilities include interviewing, hiring, and training employees; planning, assigning, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems.\nEducation and/or Experience\nHigh school diploma or general education degree (GED) and three to five years related experience and/or training. Must have knowledge of and skill in two or more building trades.\nLanguage Skills\nAbility to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals.
