If this excites you, please keep reading.\nJob Purpose:\nThe Project Developer is responsible for developing and finalizing all costs and details for each of our projects. We're looking for a collaborative person who can work with lots of different entities to come up with the right solutions. You will work closely with interior designers, architects, trade partners, and project managers. We need someone with a level head who understands the dynamic nature of residential remodeling. The project developer we’re looking for is detail oriented, good at math, good at written and verbal communication, and understands how to build budgets.\nSpecific Duties:\n- Site coordination\n- Build up and Finalize Project Scope\n- Manage and Finalize Construction Budgets\n- Collaborate with SoBo Team, Clients, and Trade Partners/Vendors\n- Handoff to Construction\nSite Coordination:\nSchedule haz mat testing.\nOrganize project site meetings during design phase.\nCommunicate with home owners and 3rd party companies regarding preliminary design/scope work.\nBuild up and Finalize Project Scope:\nUnderstand all aspects of residential construction.\nUse JobTread to create specs. Clarify inclusions and exclusions for every SoBo project; use clear language and good descriptions.\nFigure out and clarify all construction details. This includes all aspects of home construction from demo, foundation, framing, and finishes.\nFinalize and post Construction Contract Specifications.\nKeep up to date technically and apply new knowledge, materials, techniques to the jobs.\nMaintain detailed knowledge of SoBo's products and preferred details.\nSeek answers, details, and specs from Design Manager, Project Managers, Interior Designers, and Trade Partners.\nManage and Finalize Construction Budgets:\nCreate and manage budget spreadsheets for every SoBo project.\nCreate budget numbers/ranges for all construction components during the design phase. This includes pricing out options to help homeowners make decisions about what's in scope and what's not in scope.\nSend out RFPs and gather pricing information. This includes materials from vendors and Trade Partner costs. Follow up to receive all information in a timely manner.\nCommunicate changes to budget with Head of Design. Use and update project Google Sheets and JobTread\nCollaborate with SoBo Team, Clients, and Trade Partners (TPs):\nCollaborate with Head of Design and Project Advisors on all details.\nCollaborate with Project Managers on which TPs to engage, schedule.\nCoordinate and lead on-site pre-construction meetings with PMs, TPs.\nProcure proposals from trade partners and vendors. Ask clarifying questions to ensure correct project scope.\nDiscuss schedule and time/resources needed for each Trade Partner.\nIntegrate information/needs between parties to ensure smart details and well thought out design.\nBe a trusted client advocate. Attend design meetings as needed.\nAct as a design and construction resource for clients and Project Manager.\nProblem solving for abnormal product acquisition. (eg-custom flashing, siding details, matching materials)\nCoordinate with SoBo Team with all construction details.\nCoordinate redlining plansets and drawings.\nHandoff to Production:\nOrganize and manage all handoff meetings and steps to onboard the construction team for all projects.\nAssemble \"Packet\" for every project. Use checklist.\nCoordinate construction drawings and Design Intent Drawings; ensure Files organized and updated.\nAssist PMs in ordering lead time items.
