This includes, but is not limited to, seeking resources throughout the organization via the organization's support services and senior leadership.\nAn Approach that is positive and Professional - Consistently demonstrate an approach of active listening and understand that your participation and support are integral to the success of Avanath, ensuring that each resident and staff member feels seen, heard, and valued as you and the staff work to resolve challenges.\nQualifications\n5-7 years of experience in the property management industry\n2+ years of experience as a community/property manager\nDemonstrated ability to diffuse and respond to resident concerns, avoiding escalation.\nProven effective and efficient leadership experience.\nKnowledge of LIHTC and Tax Credit qualifications required.\nStrong interpersonal, verbal, and written communication skills\nCapacity to interact effectively with senior executives.\nAbility to work well under time and other constraints.\nProfessional presentation and appearance\nFamiliarity and ability with Microsoft Office (Word, Excel, PowerPoint), internet, and email\nKey Accountabilities\nResident Relations + Customer Service\nEnsure a positive experience for the entire resident life-cycle - from move-in to move-out.\nImplement a system for providing all necessary services to residents, including the immediate acknowledgment and prompt action to correct complaints.\nServe as advocate for residents by effectively communicating concerns to senior leadership.\nFunction as a resource center for residents on all things that affect and may disturb their community-living experience.\nResponsible for all resident events and retention programs\nRefer residents as necessary to appropriate services and agencies that offer assistance.\nMaintain a secure, confidential file for each resident.\nFiduciary\nAt all times, must understand the current financial health of the assigned community by regularly reviewing the community budget comparison.\nProduce financial growth or gains for the community through marketing and leasing new and turnover residential units, as well as additional lines of revenue.\nManage and execute all budgets, rent rolls, projections, and occupancy goals.\nImplement a system to achieve 0% rent delinquency.\nPrepare and produce monthly reports and financials in an accurate and timely fashion.\nWith Regional Manager, prepare the Property Annual Operating Budget\nPrepare and submit subsidy vouchers (when applicable)\nOversee large capital projects and communicate between multiple departments (when applicable)\nStaff Leadership\nChallenge all team members to achieve higher levels of performance by establishing and communicating immediate and long-term goals.\nCoordinate and oversee on-site operations, including budget implementation, compliance matters, vendor relationships, contractor workmanship, rent collections, accounts payable, etc., to ensure smooth operations of the property.\nPromote high-performing team execution through regular feedback, training, and development.\nEmpower collaboration and inclusivity, building trust and transparency.\nDemonstrate effective communication skills and help ensure active communication with residents, community, agencies, owners, and team members.\nRegularly assess employee performance through on-the-spot feedback and the performance review process\nRecognize team members when performance has met or exceeded company expectations;
