maintains all equipment, buildings, and property in proper condition.\n\nDUTIES AND RESPONSIBILITIES:\n\nMaintains property including but not limited to guest rooms, public areas, and equipment through development and implementation of preventive maintenance program; ensures all maintenance and repairs are completed in a timely, cost-effective manner and according to all specifications\nManages hotel’s physical operations including but not limited to refrigeration, heating, ventilation and air conditioning, laundry machines, swimming pools, kitchen equipment, emergency generators, plumbing, water treatment, and electric systems\nInterfaces with appropriate hotel staff/managers to receive information regarding maintenance needs; ensures timely response to requests\nInterfaces with appropriate hotel staff/managers, engineers, and outside contractors to review and/or develop renovation and new construction plans; coordinates communication with and work of outside contractors\nMonitors and maintains proper inventory levels; authorizes purchase orders for supplies and equipment\nEnsures all fire and safety inspections are completed and any discrepancies corrected; ensures property is in compliance with all safety and sanitation policies, procedures, and regulations\nSupervises and assists staff in maintenance and repair of equipment, buildings, and property as needed\nPossesses and maintains thorough knowledge of city and state building codes, OSHA requirements, and ADA laws; implements OSHA and ADA guidelines and programs\nPossesses and maintains thorough knowledge of ventilation/air conditioning, heating, refrigeration, electrical, plumbing, carpentry, painting, and other generally accepted maintenance skills\nDevelops, implements, and monitors department budget; manages expenses within approved budget constraints\nPrepares accurate and timely reports as required\nTrains, supervises, motivates, and develops maintenance staff; manages schedules and workflow\nAssigns duties and monitors quality of work; assures staff conforms to organizational policies and procedures and safety regulations\nProvides day-to-day guidance and oversight of subordinates; actively works to promote and recognize performance\nKeeps up to date on overall activities of the team, identifying problem areas and taking corrective actions\nPerforms other related duties as assigned by management\n\nSUPERVISORY RESPONSIBILITIES:\n\nDirectly supervises employees within the department(s)\nIndirectly supervises employees within the department(s)\nCarries out supervisory responsibilities in accordance with the organization's policies and applicable laws\nResponsibilities include interviewing, and training employees;
