Property Coverage Specialist

DescriptionWe are seeking an experienced Property Coverage Specialist to deliver outstanding services to residents of affordable and low-income properties.The Property Coverage Specialist is responsible for ensuring that all phases of the property operate smoothly, efficiently, and in compliance with applicable regulations. This role involves implementing established procedures and approved tasks, while providing clear leadership, direction, and oversight to all on-site staff.Our ideal candidate has strong communication and organizational skills, and is committed to enhancing the quality of life for residents.*This job may require travel to various locations around the metro area. Reasonable accommodations may be made to enable individuals with disabilities to perform the primary job functions.Make sure the property is clean, safe, and attractive at all times.Manage workflow and affirm employees are clear about their responsibilities.Assure policies, processes, and procedures are achieved.Make sure all reporting is complete in a timely manner, as agreed upon by the client.Be mindful of the site budget and operate within said budget.Keep track of and carry out rent collections; execute processes pertaining to delinquent accounting procedures, including approved evictions and debt write-offs.Collect accounts payable invoices for weekly payment.Keep an eye on employee performance and give supportive coaching and training weekly.Coordinate with the Director of Maintenance to observe and schedule all maintenance tasks.Delegate, review, maintain deadlines, and train employees in leasing tasks.Ensure Compliance Specialists comply with housing regulations and Fair Housing Guidelines.Resolve issues that arise with and for residents, including complete maintenance orders, conflicts, and lease violations, while providing the best customer service.Document all resident issues, concerns, requests, and conflicts.Take part in on-site activities.Effectively retain current residents and attract new residents to maintain property occupancy of 90% or better.Regularly complete relevant training, seminars, etc. to remain up to date on industry standards and regulations.Complete other duties as assigned.RequirementsEducation and Work Experience2 years of Property Management experience, proving your abilities in the property management field, or transferable skills from non-housing industrySection 42 (IRS) and/or Project-Based Section 8 experience, showing your expertise in affordable housingFair Housing practices, demonstrating a clear understanding of fair housing laws and regulationsTax Credit and/or HUD compliance, showing your experience in maintaining compliance with tax credit and HUD regulationsResident interaction, showing previous experience in resident interactions preferredLeadership skills, demonstrating your ability to manage and supervise on-site employees, and to promote a positive work environmentProperty management: 2 years (Desired)HUD: 2 years (Desired)Tax Credit: 2 years (Desired)Certified apartment manager or accredited resident manager certification is preferredHigh School Diploma or equivalent requiredKnowledge, Skills, and AbilitiesExcellent critical thinking and decision makingGreat customer service and excellent communication skills, with a high degree of emotional intelligenceDemonstration of awareness of homeless issues and a desire to work with underserved populationsValid Colorado Driver's LicenseExcellent understanding of principles, methods, techniques, and technology regularly used in the fieldApplication of computer skills and programs such as Word, Excel, Outlook, and community softwareKnowledge of current industry trends and changes in regulations and state or federal lawCapable of complying with instructions, both written and oral, and of making independent decisions within established expectationsAble to give assistance to a variety of properties as neededProfessional, neat, and clean appearance and demeanor with all stakeholders at all timesTools and Equipment UsedMulti-line telephone system, computer, Internet, word and math processing programs, various software programs, copy machine, and scanner.Physical RequirementsPercentage of work time spent on activity: 0% - 24% 25% to 49% 50% to 74% 75% to 100%SEEING: Must be able to read computer screens and printed documents. 75% to 100%HEARING: Must be able to hear well enough to communicate with employees and others. 75% to 100%STANDING/WALKING 25% to 49%CLIMBING/STOOPING/KNEELING 0% to 24%LIFTING/PULLING/PUSHING 0% to 24%FINGERING/GRASPING/FEELING: Must be able to write, type and use telephones. 75% to 100%DRIVING: Must have valid driver's license and clean driving record. 0%-24%The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of the job.
