SUMMARYThe Project Manager oversees the planning, coordination, and execution of construction and maintenance projects. This role includes managing scheduling, budgeting, and implementation, while supporting field teams and collaborating with subcontractors. It also carries full financial responsibility, requiring strong knowledge of construction-related financial practices.ESSENTIAL DUTIES AND RESPONSIBILITIES Essential responsibilities include, but are not limited to, performing the following regularly or as a backup:Manage project flow from start to finish, ensuring timely executionReview contract and bid documents to confirm project scopeAttend project walkthroughs and lead internal/external meetings to review progress, schedules, and issue resolutionOversee all project documentation, including insurance, bonding, permits, submittals, RFIs, change orders, and correspondenceCoordinate with supervisors, owners, contractors, and design professionals to resolve construction-related challengesPlan and schedule construction activities to meet deadlines and resource requirements.Prepare and track budgets, cost reports, and progress updatesEnsure compliance with building codes, safety standards, and environmental regulationsSelect subcontractors and suppliers in collaboration with engineering, estimating, and purchasingDistribute accurate drawings and maintain up-to-date project documentationDevelop billing formats and schedule of values per contract requirementsCreate and manage project schedules, integrating delivery dates and subcontractor timelinesRequest purchase orders for major equipment and subcontractors, confirming delivery timelinesSupport trade foremen with material takeoffs and field coordinationAssist accounting with billing, collections, and outstanding balancesPromote jobsite safety through collaboration with foremen, toolbox talks, and walkthroughsManage change orders by gathering details, coordinating pricing, and ensuring approval before executionSupport project closeout, including collection of as-builts and coordination with engineering for CAD updatesEscalate critical issues to leadership with recommended solutionsFollow all company policies, procedures, and safety programsPerform additional duties assigned by leadershipPREFERRED EDUCATION and/or EXPERIENCEMinimum 5 years related experience in mechanical industry; experience in plumbing is a plusHigh School diploma or GED requiredBachelor’s degree in engineering or construction management preferred but not required; a master’s degree in a related field is a plusExperience in HVAC piping is requiredExperience in plumbing is a plus, but is not requiredStrong understanding of the construction industry and contract documentationFamiliarity with federal, state, and local construction regulations and guidelinesCOMPUTER SKILLSProficient in Microsoft Office applications, (i.e. Outlook, Word and Excel)Familiar with AutoCAD and other mechanical, technical, or construction programsExperience with project management and document control platformsKnowledge of construction and financial software systemsREQUIRED ATTRIBUTESThe requirements listed below are representative of characteristics and demonstrated capabilities sought to perform this job successfully.Demonstrates integrity, professionalism, and alignment with company valuesSelf-motivated and effective in fast-paced environmentsStrong organizational, communication, analytical, and problem-solving skillsDetail-oriented with high standards for qualityProven ability to manage and supervise personnelBuild positive working relationships across all levels of staff, management, suppliers, and customersLANGUAGE SKILLSMust have the demonstrated ability to effectively communicate in English, cooperate, and collaborate with multiple levels of customer, employees, unions, government agencies, vendors and suppliers, and other contractor organizations.PHYSICAL DEMANDSThis role requires regular movement around active construction sites, including walking on uneven terrain, climbing stairs or ladders, and standing for extended periods. Occasional lifting of up to 25 pounds may be needed. Frequent use of hands for office equipment is required, along with clear vision and communication for safety and coordination. The employee should expect to spend extended periods working at a computer, as well as traveling to and working at construction sites as needed. Field visits may involve exposure to outdoor weather conditions, wet or humid environments, dust, fumes, loud noise, and potentially hazardous materials or equipment. The employee may also encounter uneven terrain, elevated work areas, and risks such as electrical shock or vibration.
