This involves ensuring a safe and secure living environment for residents, visitors and staff. It is the Maintenance Supervisor's duty to anticipate, identify and correct any and all problems involving the property and to implement procedures that will prevent such problems. An effective program of maintenance is essential in order to maintain a safe environment, cultivate resident satisfaction, and protect the investment of the apartment property owner.\nMaintenance Supervisor Job Responsibilities:\nPerforms maintenance tasks such as unit turns and work orders.\nConducts monthly safety meetings, schedules and performs preventative maintenance, and manages OSHA/SDS safety and reporting requirements.\nMaintains grounds and professional appearance of the property.\nManages vendors such as landscapers, pest control, and other physical asset vendors to ensure quality service.\nMaintains adequate inventory of supplies.\nManages tasks within budget or seeks approval for necessary work that is over budget.\nEmergency on-call is required as part of the position.\nPerforms all reasonable duties as outlined by supervisor.\nStrives to exceed residents’ expectations for excellent customer service.\nContributes to a positive team culture and happy resident base.\nMaintenance Supervisor Qualifications:\nAt least 3 years experience in property maintenance or equivalent field required\nMaintenance experience in multi-family property management strongly preferred\nCertified Apartment Maintenance Technician (CAMT) and Certified Pool Operator desired\nMust have basic computer skills with the ability to input data and notes in English intro tracking systems\nIf property operates a golf cart or other motorized vehicle, must have a driver's license and carry insurance\nHigh organizational skills\nExperience with warranty work\nStrong communication skills\nHigh level of attention to detail\nAbility to complete punch walks and follow-up with construction\nGreat presentation and interaction with clients and residents required\nExcellent customer service skills required\nExperience with leading and supervising a team preferred\nPrior experience working with a budget strongly preferred\nExperience with Yardi preferred\nAbility to respond to after hours emergencies, as needed\nMust have valid driver's license and automobile insurance coverage\nSupplies their own tools\nIf you do not fully meet the qualifications listed above but feel you have the skills and experience to be able to be successful in this position we welcome your application!
