Supervise and manage all employees connected with these areas to ensure adherence to company guidelines and achieve excellent customer satisfaction.\n\nEach community location has pre-designated office hours which this position will need to accompany to ensure community operations are functioning effectively\n\nKey Contributions:\n\nManagement: Supervision and work direction to housekeeping/janitorial, maintenance technicians, care takers and grounds keeping, as delegated by Community Manager.\n\nProperty Appearance/Upkeep: Keep the property in a neat, clean, and well-maintained condition. Daily exterior and interior inspections of the community to assure maintenance and cleanliness procedures are being followed. Cross utilization of Groundskeeper duties may be required.\n\nPreventive Maintenance: Execute and document preventive maintenance program for resident apartments, public spaces, and equipment.\n\nPurchasing/Maintenance Inventory: Maintain proper amount of parts and supplies in-stock in a well organized and clean manner following the purchasing guidelines of the company.\n\nPool Maintenance (if applicable): Completion of daily chemical inspections, maintenance and cleaning to meet city codes and company standards.\n\nCustomer Service: Ensure that the property meets and exceeds company standards for resident satisfaction and is available for on-call emergencies (i.e., snow removal) per Community Manager's request.\n\nPerform other duties as needed.\n\nEssential Mental Alertness Requirements:\n\nWork in a constant state of alertness and safe manner\nAbility to perform tasks involving high levels of cognitive function and judgment\nNot mentally or physically impaired from any cause that can adversely affect ability to safely and competently perform the duties of the position\nAbility to take prompt and appropriate response to operating conditions\nAbility to work in an unfatigued state\nAbility to accurately gauge lengths of time and distance\nAbility to quickly store and recall instructions in one’s short-term memory\nAbility to concentrate\nAbility to cope with sudden changes in surrounding and/or emergency situations and/or alarms\nDemonstrated caring, committed and concerned attitude about safety\n\nPosition Requirements:\n\nEducation: High school diploma or GED required. Pool and HVAC certification preferred, boiler certification if appropriate.\n\nExperience: Three plus years maintenance experience in residential property experience.\n\nPhysical & Cognitive: Frequent standing and walking, as well as occasional sitting. Ability to lift, push, pull, and carry up to 110 pounds.
