Minkoff prides itself on providing direct “hands-on” control of the various functions of a full-service, real estate development firm: Real Estate with a Personal Perspective.\nMinkoff is looking for an organized, attentive and customer service-based individual on a full-time basis to assist its property management team in the operation of its properties. The Engineering Associate assists with all aspects of the property’s maintenance, including common area maintenance of the physical grounds, custodial services, repairs and/or capital improvements that are preventative, corrective or deferred, and emergency services.\nResponsibilities:\nComply with all applicable codes, regulations, governmental agencies and Company directives related to building operations and work safety;\nAbility to comprehend and interpret instructions, correspondence and memos and ask clarifying questions to ensure understanding;\nAbility to respond to common inquiries or complaints from tenants and to effectively present information back to tenants, co-workers and supervisors;\nHave a firm understanding of processes and procedures and how errors in judgment may cause impact to co-workers, tenants, or the buildings;\nPerform assigned repairs, emergency and preventative maintenance;\nReview assigned work orders and estimate time and materials to complete repair;\nOversees work performed by outside contractors;\nAbility to respond to emergency calls after hours;\nComplete property inspections;\nPerforms light carpentry, furniture assembly and locksmith tasks as needed;\nMonitor operations, adjust, and maintain Building Systems including heating and air conditioning equipment, hot water heaters; pumps, valves, piping and filters;\nUpkeep and maintenance of common areas (inside and outside) including custodial and janitorial work;\nRespond to emergency calls after normal business hours as needed.\nReports to a Chief Engineer.\nJob Requirements:\n3+ years of experience in the building maintenance industry.\nAbility to work in confined spaces, indoors, outdoors in all climates, and unclean environments with fumes, dust and poor ventilation while adhering to company safety requirements and programs.\nHave a basic understanding and knowledge of general maintenance, carpentry, painting, refurbishing, plumbing, electricity, and HVAC in both theory and practical application.\nMust be available for after hours calls.\nComputer literate and ability to answer calls and emails via a smartphone device.\nAbility to multi-task with a customer focused and professional approach.\nMust have proficiency in reading, writing and speaking the English language.\nPositive attitude and ability to effectively listen to co-workers and respond to their requests.\nHigh school graduate or G.E.D. required;\nIndoor and outdoor work is normal.
