This position works closely with Asset Management, Property Management, Accounting, and Ownership to maximize asset value, improve operational efficiency, and support strategic decision-making. The Asset Analyst plays a critical role in budgeting, forecasting, capital planning, ownership reporting, and portfolio performance analysis.\n\nKey Responsibilities\nAsset Performance & Financial Analysis\n\nAnalyze property and portfolio financial performance, including NOI, revenue, occupancy, operating expenses, cash flow, and return on investment.\nReview monthly financial statements, rent rolls, variance reports, balance sheets, and operating metrics.\nIdentify underperforming assets and recommend strategies to improve financial performance and operational efficiency.\nMonitor capital expenditures and evaluate return on investment for capital improvement projects.\nAssist with debt compliance, lender reporting, and ownership reporting requirements.\n\nBudgeting, Forecasting & Asset Planning\n\nSupport the preparation of annual operating budgets and capital budgets.\nAssist with forecasting, reforecasting, and long-term asset planning.\nAnalyze budget variances and identify operational risks and opportunities.\nDevelop financial models to evaluate investment decisions, capital projects, and operational initiatives.\nDevelop and maintain portfolio dashboards and executive reporting packages.\nMonitor key performance indicators including occupancy, delinquency, collections, leasing velocity, resident retention, expense ratios, and maintenance performance.\nPrepare monthly, quarterly, and annual asset performance reports for ownership and executive leadership.\nSupport ad hoc financial and operational analysis as requested.\n\nMarket & Investment Analysis\n\nConduct market research including rent surveys, competitor analysis, demographic trends, and economic conditions.\nEvaluate pricing strategies and revenue optimization opportunities.\nSupport acquisition, disposition, refinancing, and transition activities through financial and operational due diligence.\nAssist with underwriting and investment analysis for new business opportunities.\n\nCollaboration & Strategic Support\n\nPartner with Property Management to identify opportunities for operational improvements.\nWork closely with Accounting to ensure accurate financial reporting.\nCollaborate with Construction and Maintenance teams regarding capital projects and major repairs.\nSupport strategic initiatives designed to improve portfolio value and operational performance.\nParticipate in ownership meetings and prepare supporting financial analyses.\n\nSystems & Data Management\n\nExtract and analyze data from property management and accounting systems including RealPage, Yardi, and related reporting platforms.\nMaintain the integrity and accuracy of financial and operational data.\nRecommend improvements to reporting processes, analytics, and business intelligence tools.\nAssist in developing standardized portfolio reporting and performance measurement tools.\n\nQualifications\nBachelor's degree in Finance, Accounting, Real Estate, Economics, Business Administration, or a related field.\n2–5 years of experience in asset management, financial analysis, commercial real estate, or multifamily operations.\nStrong understanding of multifamily property operations and real estate financial analysis.\nAdvanced proficiency in Microsoft Excel, including financial modeling and data analysis.\nExperience with property management software such as RealPage, Yardi, MRI, or AppFolio.\nExcellent analytical, organizational, and communication skills.\nAbility to present financial information clearly to executive leadership and ownership groups.\n\nPreferred Experience\nExperience supporting both conventional and affordable multifamily portfolios.\nFamiliarity with LIHTC, HUD, HOME, USDA RD, or other affordable housing
