Job Description: Make Ready Part-time Maintenance positionSeasonal Full-time for July and August onlyOn-site housing offeredOn-call after hours, rotated with Lead MaintenanceJob SummaryThe Apartment Make Ready Technician performs general maintenance and repairs to ensure apartment homes and other property facilities are in good working order. An Apartment Make Ready Technician ensures that empty apartment homes are fully prepared for future residents. Essential Job Functions include, but are not limited to:Monitor and perform make-ready duties on vacant unitsDiagnose problems and perform repairs for basic electrical, plumbing, carpentry, and drywallComplete all needed repairs and improvements to apartment homes prior to resident move-in by following the community’s make-ready checklistEnsures apartment homes have been properly caulked and sealed as needed around windows, sink areas, toilets, bathtubs, and showersPaint and/or patchwork sheetrock in apartments and officesPaint building exteriors and fencing when neededEnsure residential units have been turned in a timely and efficient mannerRe-stripe parking lots, curbs, tennis courts, and other common areas when directedProvides on-call service when scheduledDemonstrates excellent customer service skills by treating prospective and current residents and others with respect, answering resident questions, responding sensitively to complaints about maintenance services, and completing assigned work orders with efficiency and urgencyEnsure adherence to the company’s safety and hazard communications programs, policies, and proceduresInspects buildings and grounds to ensure safety and cleanliness, and alerts the Lead Maintenance/Property Manager to items that need to be repaired Assists in maintaining the grounds, common areas, and amenities by picking up trash and debris, pressure-washing breezeways and pool areas, performing general cleaning, and painting curbs and signage as neededMust be able to lift 100 pounds. Use of a lifting back brace as neededSupports cost-cutting and expense control programs by fixing rather than replacing parts, when possible, not being wasteful with materials and supplies, and practicing the correct use of tools and equipmentPerform all duties called upon by Lead Maintenance/Property Manager to ensure that the property operates in an efficient and economic manner Qualifications:1-2 years of experience in maintenance service for multifamily communities, other building maintenance, or related tradeExcellent written and verbal communication skills Team-oriented with the ability to work independently on occasionUse of general maintenance equipment, including but not limited to hand tools, ladders, refrigerant recovery units, landscaping equipment, and required safety equipment; all equipment must be used without jeopardizing the safety of yourself, fellow associates, residents, and others. Job Requirements:General maintenance and safety experience, and knowledgeKnowledge of building maintenance and repairRequired to provide own (industry-specific) hand toolsBasic computer skills/knowledge required to perform job functionsStrong communication skillsA valid driver’s license and reliable transportationAbility to work with a diverse group of people and customersEducation: High School Diploma/GED preferredLicenses/Certifications: HVAC certification and CPO valid (preferred but not required at some locations)Join the Arbor Properties family and help us create exceptional living experiences for our residents while building a rewarding career in the multifamily industry.
