outstanding issues.\nContract Administration\nMaintain contract registers, key dates, notice requirements, insurance requirements, bonds, warranties, and other contractual obligations.\nMonitor contractor and subcontractor compliance with contract requirements.\nReview and interpret contract documents, plans, specifications, scopes of work, and project requirements.\nIdentify contractual risks, potential claims, and notice requirements and communicate them to ownership.\nAdminister claims, disputes, and requests for additional time or compensation.\nPrepare documentation supporting negotiation, mediation, or resolution of claims and disputes.\nMaintain organized and complete project records throughout the project lifecycle.\nChange Order Management\nManage the complete change-order process.\nReview change-order requests for contractual entitlement, scope, pricing, and schedule impact.\nObtain and evaluate contractor and subcontractor proposals.\nNegotiate costs and time impacts when appropriate.\nMaintain a current change-order and potential-change log.\nEnsure changes are properly documented, approved, and incorporated into project records.\nIdentify and communicate potential changes before they become disputes or claims.\nSchedule Management\nDevelop and maintain the overall project schedule in coordination with the construction team.\nEstablish and track the baseline schedule.\nMonitor critical path activities, milestones, procurement, inspections, and project turnover dates.\nReview contractor schedules and schedule updates.\nIdentify delays, daily and weekly construction reports.\nDocument project progress through photographs and written reports.\nMaintain project correspondence, logs, schedules, cost reports, meeting minutes, and other project records.\nMaintain current logs for RFIs, submittals, change orders, pay applications, inspections, deficiencies, claims, and other critical project information.\nProvide regular project status reports to ownership, including budget, schedule, safety, quality, risks, and outstanding decisions.\nProject Closeout\nLead the project closeout process.\nDevelop and manage the punch list through completion.\nCoordinate final inspections and Certificate of Occupancy requirements.\nCollect and review as-built drawings and record documents.\nCollect warranties, manuals, certificates, test reports, and other closeout documentation.\nCoordinate commissioning and owner training when applicable.\nConfirm completion of all contractual obligations prior to final payment.\nAssist ownership with final reconciliation and release of retainage.\nQualifications\nMinimum 5 years of construction project management experience, involving commercial, recreational, hospitality, or other complex fast-track construction.\nProven experience successfully managing commercial construction projects with a value of $10 million or greater.\nDemonstrated experience managing projects from contract execution through construction and final closeout.\nStrong knowledge of construction contracts, subcontract administration, change orders, claims, and payment applications.\nStrong
