In addition to maintaining the curb appeal, the Porter/Groundskeeper assists in preparation of makeready units, cleaning available and model apartments, and reports any maintenance concerns to the Maintenance Supervisor.Essential ResponsibilitiesResponsible for meticulous upkeep of grounds, amenities, building exteriors and leasing office, parking lots and other community buildingsRemove trash from office areas and apartment community perimeter dailyAssist in the preparation of market-ready units, including removing trash from vacant apartments (trash outs) prior to make-readyReport any maintenance concerns for repairs on available apartments, models, clubhouse, and/or common areas to the Maintenance Supervisor as they are noticedAssist Maintenance Supervisor/Property Manager to perform assigned maintenance tasks in a timely manner as neededAssist in the cleaning of available apartments and or modelsAssist in the troubleshoot/repair of mechanical, carpentry and electrical problems as neededQualificationsThorough knowledge of pertinent laws including EPA and OSHA regulations that govern proper use, storage, and management of hazardous materialsNormal Working Conditions35-40 hours per week (Monday- Friday)30 minute lunch breakMust be available and willing to answer 24 hour maintenance emergency calls when on callMay be assigned to other communities in the portfolio as neededConstant need to be on feet and perform various physical activitiesMust be able to lift and carry supplies, replacement parts, tools, etc.Benefits and Perks10 days of Paid Annual Vacation (increases with Seniority)Discounted Rent at a TLR Owned PropertyYour Birthday is Always a Paid Day Off!6 Paid Holidays401(K) Retirement Savings Plan with Company MatchOngoing Training, Development, and Growth OpportunitiesMonthly and Quarterly Bonus OpportunitiesMedicalDentalVisionEmployer Paid LifeLong Term DisabilityFSA with Transit Option
