The Estimator will develop accurate, competitive cost estimates and bid packages for a variety of project types, supporting preconstruction and business development efforts. The ideal candidate has strong takeoff and estimating skills, experience across multifamily, healthcare, educational (K-12 and higher education), institutional and recreational projects, and the ability to collaborate with project teams to identify cost-saving opportunities and manage subcontractor pricing.Key ResponsibilitiesPrepare detailed quantity takeoffs and comprehensive cost estimates for construction projects across multifamily, healthcare, educational (K-12 and higher ed), institutional, and recreational sectors.Analyze drawings, specifications, and project documents to identify scope, constructability issues, and potential cost risks.Solicit, evaluate, and compare subcontractor and supplier bids; maintain strong vendor relationships to ensure competitive pricing and reliable scope coverage.Develop bid packages, assumptions, exclusions, and contingency recommendations; compile and submit final proposals on schedule.Perform value engineering and alternative scope analysis to optimize project budgets without sacrificing quality or schedule.Maintain and update historical cost databases, unit price libraries, and estimate templates; use RSMeans and other cost resources as needed.Coordinate with project managers, design teams, and operations to clarify scope, resolve discrepancies, and support preconstruction meetings and presentations.Prepare bid tabulations, pricing reports, and executive summaries for internal and client reviews.Support post-bid activities including negotiations, subcontractor selection, and scope reconciliation; assist in change order pricing and claim support during construction.Continuously monitor market trends, material pricing, and labor cost impacts to keep estimates current and competitive.QualificationsBachelors degree in Construction Management, Civil Engineering, Architectural Technology, or related field, or equivalent experience.Minimum 3+ years of estimating experience in commercial construction; experience across multifamily, healthcare, K-12, higher education, institutional, or recreational projects strongly preferred.Proficiency with takeoff and estimating software such as Bluebeam, On-Screen Takeoff, ProEst, Sage Estimating, or similar tools; strong Microsoft Excel skills required.Strong MEP knowledge and experience estimating ground-up and renovation projects.Excellent ability to read and interpret construction drawings, specifications, and schedules.Strong analytical skills, attention to detail, and ability to manage multiple estimates and deadlines concurrently.Effective written and verbal communication skills; ability to present cost information clearly to clients and internal stakeholders.Demonstrated negotiation skills and experience managing subcontractor procurement processes.Willingness to visit job sites and attend meetings as required; valid drivers license and reliable transportation.BenefitsMedicalDentalVision100% company paid healthcare for employee + 75% for dependentsHSAPerformance-based bonuses401(k) with company match up to 6%!Paid time off (20 days vacation + 7 days sick)Auto allowance...and much more!
