Provide superior customer service to all guests and residents at the community. Help guests resolve their housing problems. Understand the competitive apartment market.\nAll responsibilities of the Maintenance Specialist are conducted in compliance with Equal Housing Opportunity laws. Effective performance results in increased operating results for the community.\nJob Responsibilities:\nMaintenance:\nMaintain the highest level of continuous repair and cleanliness at the community on a daily basis\nAssist manager with production of market ready apartments\nProvide timely response to request for maintenance services\nCarry on-call phone and be available for after hour emergencies, when needed\nEnsure the physical upkeep of the community\nMaintain an adequate inventory of maintenance materials and cleaning supplies\nCheck deliveries and monitor products and materials supplied to the community\nParticipate in workplace safety\nDeliver extraordinary maintenance and customer service\nEnsure all apartment smoke detectors and AC filters are checked and replaced (semi-annually)\nWork/check with all vendors that perform work on the property\nReport to manger on progress of maintenance work daily\nPainting:\nPerform professional quality painting in apartments, as directed by Maintenance\nPaint apartments, as directed by Maintenance Lead and/or Community Manager\nStock and maintain paint supplies\nGeneral:\nAssists with resident functions as required\nReport to manager of maintenance work daily\nComplies with company safety policies and wears personal protective equipment (PPE) as directed.
