Job Title: Maintenance TechnicianJob Type: Flexible / Part Time to Full TimeLocation: Greater Olympia area About the RoleWe’re seeking a skilled and dependable Maintenance Technician to join our property management team. This role covers both long-term rentals and vacation homes, ensuring properties remain safe, well-maintained, and guest-ready. The ideal candidate is hands-on, proactive, and able to work independently while maintaining a professional demeanor with tenants, guests, vendors, and homeowners.Key ResponsibilitiesGeneral Maintenance & RepairsPerform routine inspections and preventative maintenance across multiple properties.Manage inspection punch lists and work orders through completion.Coordinate scheduling, estimates, and expense approvals with tenants, vendors, and homeowners.Diagnose and repair common plumbing, electrical, HVAC, and appliance issues (within scope of experience).Complete carpentry, painting, drywall, and minor construction repairs.Respond promptly to maintenance requests from tenants and guests.Report recurring or major issues to property management.Landscaping & GroundskeepingHandle basic landscaping tasks such as mowing, trimming, weeding, and seasonal upkeep.Maintain curb appeal and ensure compliance with HOA standards.Coordinate specialized vendor services as needed.Garbage & Recycling ManagementEnsure bins are properly placed for collection at all properties.Keep waste and recycling areas clean and organized.Report and resolve issues with collection services.Remove excess debris or coordinate bulk waste removal.Vacation Rental TurnoversEnsure homes are fully operational and guest-ready between stays.Handle same-day repair needs quickly to minimize guest disruptions.Assist with transportation, setup, and upkeep of property amenities (furniture, appliances, fixtures, electronics, etc.).Administrative & SafetyMaintain accurate records of completed work orders and supplies.Track and restock maintenance materials, tools, and parts.Perform work safely and in compliance with building codes.Assist with property inspections and prepare condition reports.QualificationsProven maintenance or handyman experience (residential or commercial).Working knowledge of plumbing, electrical, carpentry, painting, and general repairs.Ability to troubleshoot issues and know when to involve licensed contractors.Strong time-management and problem-solving skills.Reliable transportation, valid driver’s license, and basic tools required.Flexibility to work evenings, weekends, and on-call shifts as needed.Professional communication skills with tenants, guests, and team members.What We OfferCompetitive hourly pay (commensurate with experience).Steady work with a growing property management company.Overtime and emergency call-out pay opportunities.Company-provided supplies and specialized tools.Supportive team environment with room for growth.
