Our Aligned DNA is what makes us unique and successful!As a part of our exciting growth, we are hiring for a Director, Real Estate.As the fastest growing digital infrastructure developer in the world, Aligned requires an exceptional Director, Real Estate to help keep our growing powered land development pipeline full, and flowing. This will require high-throughput transactional execution with a meticulous attention to detail, at a deal scale ranging from nine-figure project acquisitions to five-figure easement acquisitions.You have an exceptional drive and a tactical instinct to create "win / win" outcomes, the ability to communicate and present credibly and clearly across a very wide range of project stakeholders, and a deep appreciation of the value of reputation.You can thrive in a highly dynamic and frequently ambiguous high stakes environment.You will join a seasoned team with decades and GWs of experience, so data center-specific experience is not necessary. We hope you bring adjacent-sector energy-related real estate acquisition experience to the team.Duties and Responsibilities:With direction from VP and team, initiate & maintain engagement with property owners (either directly or through brokers)Lead negotiations of contracts with owners, coordinating closely with internal stakeholders (Land Enablement, Legal, Finance, Platform Delivery)Develop and coordinate deliverables with internal and external stakeholdersSustained local community stakeholder engagementReal-time update and maintenance of detailed project action & status trackingIdentify and originate acquisition opportunitiesMaintain internal and external Say / Do = 1.0Travel domestically regularly to meet sellers and partnersStrongly Desired Working Experience and Knowledge Of:8+ years of increasing responsibility in high-volume, high-complexity transactional real estate environmentDemonstrated experience in execution of property assemblages, easement acquisitions, and multi-owner engagementsExperience in cross-functional project management (finance, legal, energy, engineering)Experience in developing and deploying transaction workflow optimization and AI augmentation preferred, but not necessaryCompetencies:AdaptabilityAnalyticalBusiness AcumenChange ManagementCustomer ServiceDependabilityDiversityEthicsInnovationInterpersonal SkillsJudgementMotivationOral CommunicationOrganizational SupportPlanning/OrganizingProfessionalismProject ManagementQualitySafety and SecurityStrategic ThinkingTeamworkWritten CommunicationBenefits & Perks:Aligned Data Centers is proud to offer a comprehensive benefits package to support the health, well-being, and financial security of our team members.
