Maintains all mechanical and electrical systems in the complex. Aids outside vendors/contractors for specialized maintenance, repairs, and mechanical projects. Supervises engineering team and provides project management at the direction of the Chief Engineer. Enthusiastic about learning new systems, openness to improving upon existing practices, and have a goal-oriented mindset.\nThis position reports to the Chief Engineer.\n\nEssential Job Functions\nSupervise and direct maintenance staff in completing daily tasks.\nEstimates time and materials needed to complete repairs and new projects.\nOversees and inspects the work performed by outside contractors.\nResponsible for creating projects plans and simple budgets for internal projects for presentation to management.\nAble to write method of procedures governing preventative maintenance of critical equipment.\nWork with contractors and vendors in order to get quotes for work and implement work once approved.\nPerform preventive maintenance on all equipment including, but not limited to\nrefrigeration\nHVAC\nelectrical\nemergency backup systems\nother utility building systems\nMonitors operation of\nadjusts and maintains refrigeration\nchilled water\nair conditioning equipment\npumps\nvalves\npiping\nfilters. Does the same on all other mechanical and electrical equipment.\nAbility to analyze the operation of various systems, determining the root cause of all problems and malfunctions and to take corrective action as required.\nAble to read complex building drawings and schematics.\nComplies with all applicable codes, regulations, governmental agency, and company directives related to building operations and work safety.\nResponsible for checking stock of supplies and materials and placing orders with vendors as required.\nResponsible for managing maintenance work order software, including uploading new work orders as required.\nWill manage the building engineering team when the Chief is not present.\nAble to write operations procedures and standards.\nResponsible for training of new building engineers\nDecisions made with understanding of procedures and company policies to achieve set results and deadlines.\n\nQualifications\nEducation:\nHigh school diploma or general education degree (GED)\n5 years of experience in a data Center environment. 5 years’ experience related to building management.\n2 years’ experience with building automation systems, Johnson Controls, Metasys preferred.\n\nSkills and Abilities\nExperience in supervising others and managing projects.\nBack-end BMS controls experience a bonus.\nUses personal computer for work order system, email, ESS and training.
