In this role, you will be responsible for developing, implementing, and managing comprehensive preventative maintenance programs across retail grocery operations. The Sr. Preventative Maintenance PM ensures optimal equipment performance, minimizes downtime, reduces operational costs, and maintains compliance with safety and regulatory standards.\n\nKey job responsibilities\nProgram Development & Management:\n\nDesign and implement preventative maintenance programs for refrigeration systems, HVAC, electrical systems, plumbing, and store equipment across multiple retail grocery locations.\nDevelop maintenance schedules, standard operating procedures, and best practices to maximize equipment lifespan and minimize unplanned downtime.\nCreate and maintain comprehensive asset management databases tracking equipment inventory, maintenance history, and performance metrics.\nEstablish key performance indicators (KPIs) to measure program effectiveness and drive continuous improvement.\n\nVendor & Contractor Management:\n\nManage relationships with third-party maintenance vendors and contractors, ensuring service level agreements are met.\nNegotiate contracts and pricing for maintenance services while maintaining quality standards.\nConduct vendor performance reviews and implement corrective actions when necessary.\nCoordinate emergency repair services and ensure rapid response protocols are in place.\n\nBudget & Cost Management\n\nDevelop and manage annual preventative maintenance budgets across assigned locations.\nAnalyze maintenance costs and identify opportunities for cost reduction without compromising quality or safety.\nTrack and report on maintenance expenditures, providing variance analysis and recommendations.\nEvaluate return on investment for equipment upgrades and replacement decisions.\n\nCompliance & Safety\n\nEnsure all maintenance activities comply with local, state, and federal regulations including OSHA, EPA, and FDA requirements.\nMaintain documentation for regulatory audits and inspections.\nImplement safety protocols for maintenance activities and ensure contractor compliance.\nCoordinate with Environmental Health & Safety teams on incident investigations and corrective actions.\n\nCross-Functional Collaboration:\n\nPartner with Store Operations, Facilities, and Real Estate teams to align maintenance programs with business objectives.\nCollaborate with Store Managers to address location-specific maintenance needs and concerns.\nWork with Finance teams on capital planning and equipment replacement strategies.\nCommunicate program updates and performance metrics to senior leadership.\n\nTechnology & Innovation:\n\nLeverage computerized maintenance management systems (CMMS) to optimize scheduling and tracking.\nIdentify and implement new technologies to improve maintenance efficiency and equipment monitoring.\nEvaluate predictive maintenance solutions and IT sensors for proactive equipment management.\nDrive digital transformation initiatives within the maintenance function.\n\nA day in the life\n\nBalance strategic program management with tactical problem-solving.\nSpend approximately 40% of time on site visits, 30% on vendor/contractor management, 20% on data analysis and reporting, and 10% on compliance and documentation.\nManage competing priorities across multiple locations simultaneously.\nMake quick decisions on repair vs. replace trade-offs.\nBuild strong relationships with Store Managers, vendors, and cross-functional partners.\nDrive continuous improvement through data analysis and process optimization.\n\nAbout the team\nThe Facilities Operations Team works to balance two priorities. First, we provide team members and customers with best-in-class support, maximizing equipment uptime, ensuring stores are safe and clean, and maintaining consistently high customer experience across all locations as it relates to day-to-day repair & maintenance work order activity. We also ensure our facilities maintain regulatory compliance related to our building systems, hazardous materials, energy usage, permits and permits/licensing related to these systems. Second, we need to deliver this level of service while minimizing cost and maintaining compliance.
