Resident Maintenance Manager

The Resident Maintenance Manager (RMM) is responsible for overseeing all occupied maintenance operations and related expense management within a district. This position supervises Field Maintenance Technicians and Resident Maintenance teams. The RMM leads the end-to-end occupied maintenance process from maintenance request intake and assessment through assignment, vendor scheduling, and resolution to ensure timely, efficient, and high-quality service delivery. Key responsibilities include driving resident satisfaction, meeting occupied maintenance operational KPIs, leveraging data and reporting to drive operational decision-making, and owning the financial performance of assets to ensure maintenance work meets company standards for cost efficiency, quality, and timeliness.ResponsibilitiesManages a team responsible for occupied maintenance operations and logistics. Accountable for hiring, onboarding, and training team members. Monitors performance and utilizes departmental reporting to conduct individual and team coaching, ensuring alignment with established policies, procedures, and performance standards. Oversees cost-effective management of resources, KPIs and Financials of each asset.Ensures that the organizational systems, programs, policies and procedures are implemented as required; ensures that occupied maintenance activities are kept to company processes, goals, and strategy. Communicates objectives and provides oversight of metrics to guide the Maintenance Teams toward achieving desired outcomes. Maintains oversight of occupied maintenance expenses to ensure alignment with the District Budget. Oversees and assists in the preparation of purchase orders for turn cost approval by Director of Property Operations or Regional Vice President, as needed by amount.Adheres to and provides oversight of a quality control program to evaluate Resident Maintenance Team performance and ongoing training; serves as a quality control manager assisting scope of work and areas of operations; ensures that staff follows the Company Standards when replacing components in Company owned properties. Provides support as needed to resolve issues and escalations, ensuring work orders are completed in a timely and satisfactory manner, in alignment with established KPIs and company expectations.Partners with the Regional Vendor Specialist (RVS) and District Maintenance Managers (DMM) to identify vendor needs and support effective vendor utilization and compliance. Reviews bids, analyzes scopes of work, and identifies cost savings opportunities to ensure value of service and proper allocation of resources. Communicates vendor deficiencies to appropriate parties and ensures that all infractions are properly documented. Leads meetings aligned with seasonal and operational trends to proactively address business needs. Collaborates with cross-functional teams to ensure timely and thorough completion of all maintenance activities within the assigned territory.Conducts periodic field observations with Field Maintenance Technicians, including scheduled site visits and inspections of storage rooms to ensure cleanliness and proper inventory management. Supports semi-annual cycle counts of storage inventory.RequirementsHigh school diploma/GED requiredBachelor’s degree or technical training certification preferredMinimum five (5) years of progressive operations or multi-unit leadership experience requiredExperience in a field-based or property management environment preferredExperience leading teams requiredScheduling, dispatching, or resource allocation experience strongly preferredValid driver's license and satisfactory driving record requiredKeen understanding of operations and/or property management, including the ability to assess operational strengths and weaknesses, recognize cost savings opportunities, and implement processes for improved efficiency, service, profitability, and growthWorking knowledge of residential maintenance operations, including general familiarity with maintenance tools and equipmentTechnically savvy with the ability to leverage systems and tools effectively. Demonstrates strong understanding of data, analytics, and reporting to identify trends and support decision-makingPossesses working knowledge of financial statements, including P&L reports, and understands budget impacts and cost driversStrong knowledge of Microsoft Office (Word, Excel, Outlook) requiredSolid planning, organizing, negotiating, and leadership/supervisory skills; ability to focus and align teams around initiatives and facilitate progressive changeDemonstrated knowledge of occupational hazards and safety methods (OSHA) preferredStrong staffing, development, and appraisal skillsEntrepreneurial spirit and willingness to take prudent risksExcellent verbal, written, and presentation skillsSolid customer service, quality, and results orientationAbility to interact effectively at all levels and break down barriers across departments and diverse culturesAbility to be an effective member of and lead project teamsMust be able to operate a motor vehicleLift/carry: 50 pounds to waist height, 50 pounds to shoulder height, 20 pounds above the head.CompensationThe anticipated pay range/scale for this position is $80,155.00 to $100,182.00 Annually.
