This role leads the on-site maintenance team to deliver fast, high-quality service to residents, minimize vacancy days through an efficient unit-turn program, preserve the physical asset, and ensure total compliance with localized DMV housing codes.\n\nCore Responsibilities\n1. Multifamily Operations & Turn Management\nMake-Ready Program: Lead the \"turn\" process for all vacant apartments. Coordinate paint, cleaning, and repairs to ensure a steady supply of move-in-ready units, keeping average turn times under 5–7 business days.\n\nService Request Management: Oversee the daily resident work order queue. Ensure team members resolve plumbing, electrical, appliance, and HVAC requests efficiently, maintaining a 24-to-48-hour completion target.\n\nCapital Improvement Support: Assist regional leadership with large-scale property renovations, amenity upgrades, or multi-unit appliance/flooring replacements.\n\nContractor Oversight: Manage specialized third-party multifamily vendors (e.g., trash valets, elevators, fire suppression systems, major roofing/paving).\n\nHigh-Density Systems & Seasonal DMV Prep\nCentralized Mechanicals: Maintain multifamily infrastructure, including centralized HVAC systems (chillers, boilers, cooling towers, or split systems), central water heaters, and main electrical panels.\n\nMid-Rise/High-Rise Amenities: Oversee the upkeep of shared spaces like fitness centers, clubrooms, parking structures, and elevators.\n\nSeasonal Operations: Execute winterization for large-scale buildings (pipe insulation, winterizing exterior spigots, snow/ice removal on community walkways) and summer prep (central AC switchovers, pool openings).\n\nTeam Leadership & Budgeting\nStaff Supervision: Direct, mentor, and schedule on-site Maintenance Technicians, Make-Ready Techs, and Groundskeepers/Porters.\n\nBudgeting & Inventory: Track maintenance expenses against the property budget.
