Department: Environmental ServicesLocation: Chelsea, MICompensation: $45,000 - $55,000 / yearDescriptionSchedule: Exempt, min 40 hours per week | Monday-Friday | 7:30am-4:00pm Department: Environmental Services | Chelsea Retirement Community | Chelsea, MIWhat You'll Do: As an HVAC Specialist, you’ll play a key role in maintaining a safe, comfortable, and well-functioning environment for residents and team members. In this role, you’ll perform preventative maintenance, troubleshoot and repair HVAC and refrigeration systems, and complete a variety of mechanical and plumbing-related repairs throughout the community.You’ll install and service HVAC equipment, hydronic systems, pumps, pipes, fittings, and control systems while ensuring all work is completed in accordance with safety standards and applicable regulations. This role also involves managing work orders, prioritizing scheduled jobs, tracking materials and labor, and helping maintain efficient building operations.Because this work takes place in an active senior living environment, professionalism, cleanliness, and respect while working in and around residents’ homes is essential.Key ResponsibilitiesPerform Preventative Maintenance – Establish and maintain preventative maintenance schedules for HVAC and related mechanical systems.Install & Repair HVAC Systems – Install new HVAC units, replacement parts, and perform repairs on heating, ventilation, air conditioning, and refrigeration equipment.Maintain Mechanical Systems – Troubleshoot and repair hydronic pumps, valves, air compressors, pipes, fittings, and control systems.Support Plumbing & Drainage Systems – Assemble, install, and repair heating, water, and drainage system components in accordance with plumbing codes and specifications.Manage Work Orders – Prioritize and complete scheduled maintenance and repair requests in a timely manner.Track Materials & Labor – Utilize the work order system to document hours worked, materials used, and project updates.Prepare Project Estimates – Estimate labor, materials, and equipment needs to support maintenance and repair projects.Maintain Resident-Focused Service – Perform duties with professionalism and consideration for residents’ comfort, cleanliness, and safety while working in and around resident homes.Follow Safety & Compliance Standards – Ensure all work is completed in accordance with federal, state, local, and organizational safety guidelines and regulations.The above is a summary of the position, it in no way states or implies that these are the only duties this position will be required to perform.
