We hold ourselves to one standard: continuous mastery.COMMERCIAL SUPERINTENDENT ESSENTIAL DUTIES AND RESPONSIBILITIES: Core duties and responsibilities include the following. Other duties may be assignedDevelop, manage, and improve business infrastructure and operations built around industry best practices to enhance efficiency. Oversee procedures and processes for efficiency and thoughtfully implement recommendations to develop and improve themOversee preparation and ensure execution of job contractNegotiate with and select subcontractors to perform the work. Draft subcontractsReview the plans and specifications for construction and construction schedulesAssist is the management of the pre-construction scheduleAdvise project team of issues and deficienciesUnderstand the contract between CaseCo and owner/clientUnderstand project estimate and budget set-upUnderstand subcontractor and supplier contractsPrepare, manage, and update the detailed project schedule with sequence and activity duration including procurement itemsEstablish the punch list process and close-out procedures with Project Manager, Owner and Architect before subcontractor work startsMaintain a Zero PunchlistSchedule subcontractors, consultants, and vendors in critical path to ensure timely completionOpening the jobsite at the beginning of the day and securing the jobsite at the end of the dayPerform quality control duties and responsibilities regarding the work being performedEnsure that subcontractor is fully executing and complying with his contracted scope of workCoordinate required inspections with local jurisdictions. Identify subcontractor non-compliance with safety, health, and environmental standardsIdentify conflicts in construction progress and communicate them to project team for resolutionMaintain daily log (written) of all activities on jobsitePerform superintendent duties at multiple job sites, simultaneously. Ensure subcontractor has corrected all deficiencies identified by project teamWalk project daily to monitor activities and assist in future planningProvide Project Manager with 2-week look ahead schedulesGather project material submittals and maintain records of approvals at the job siteIssue notices of non-compliance to subcontractor in regard to quality of work or schedulingIdentify and track all long lead time items on the project critical pathPrepare for and lead weekly progress meetingsAnticipate issues and proactively works to avoid or resolve themTrack submittals, prepare requests for information, and create owner and subcontractor change ordersRevise monthly cost projection and handle collections related to workUpdate project schedule as needed to meet the final deadlineDeliver project on time, within budget and "100% at move-in." "100% at move-in" is having no punch list at completionResolve interpersonal conflicts among project staff, handle errors or delays and respond to crisisCoordinate with Owners to align goals, make improvements, strategize, and implement changesEnsure job safety requirements are understood and implemented by all project personnel and subcontractors, working with management team as neededOrganize and lead on-site safety meetingsReview the subcontractor agreements and enforce safety program as work gets startedWatch for and correct ALL safety hazards on the jobsite. Report all safety incidents to management.
