Position DetailsPosition: Maintenance Supervisor (MS)Location: Spring Hill, TN (37174)Schedule: Monday - Friday, 8:00 AM - 5:00 PMPay Rate: Competitive and based on experienceProperty Size: Large, high-volume community Required Certifications • HVAC Certification (Required) • CPO (Certified Pool Operator) Certification (Required) • CAMT (Certified Apartment Maintenance Technician) Designation (Required) Position Overview As the Maintenance Supervisor, you will be responsible for overseeing all maintenance operations, leading a team of technicians, and ensuring the property remains safe, functional, and visually appealing. This role requires both strong leadership skills and hands-on technical expertise. You will play a critical role in maintaining the integrity of the community while supporting both residents and property management. Key Responsibilities Leadership & Team ManagementSupervise, train, and support maintenance staffAssign daily work orders and prioritize maintenance tasksEnsure timely completion of service requests and unit turnsFoster a positive, efficient, and accountable team environment Maintenance OperationsOversee all service tickets, repairs, and preventative maintenance programsTroubleshoot and resolve complex maintenance issues (HVAC, electrical, plumbing, appliances)Ensure all work is completed to high-quality standards Unit Turnovers & InspectionsManage make-ready process to ensure units are move-in readyConduct inspections of vacant and occupied unitsEnsure property readiness and compliance with company standards Property & Systems OversightMaintain common areas, building systems, and community amenitiesOversee pool operations and ensure compliance with safety regulations (CPO required)Identify and address safety concerns proactively Vendor & Project ManagementCoordinate with vendors and contractors for specialized workEnsure all third-party work meets quality and compliance standardsTrack maintenance budgets and control expenses where possible Compliance & SafetyEnsure adherence to all safety policies and proceduresMaintain compliance with local, state, and federal regulationsKeep accurate records of maintenance activities, inspections, and repairs Ideal Candidate We are seeking a leader who is:Highly experienced in apartment maintenance operationsCertified in HVAC, CPO, and CAMT (required)A strong communicator and team leaderOrganized, detail-oriented, and able to manage a high-volume propertyComfortable working in a fast-paced, hands-on environment Why Work with BG Staffing?
