DepartmentProperty Management OperationsReports ToDirector of Residential Operations / Chief Operating OfficerPosition SummaryThe Residential Property Manager is responsible for the daily operational management, leasing performance, resident relations, financial oversight, and maintenance coordination of a portfolio of residential rental properties. This position serves as the primary point of contact for property owners, residents, vendors, and internal departments while ensuring properties are professionally managed, financially optimized, and maintained to company standards. The Residential Property Manager is expected to drive occupancy, maximize owner satisfaction, control operational expenses, ensure compliance with all applicable laws, and maintain strong communication across all stakeholders.Property Operations & Portfolio Management· Oversee the daily operations of assigned residential rental properties.· Ensure properties are maintained in a clean, safe, and marketable condition.· Conduct routine property inspections and document conditions with photos and written reports.· Monitor curb appeal, landscaping, signage, and overall property presentation.· Coordinate move-ins, move-outs, property turnovers, and rent-ready completion.· Enforce lease agreements, community rules, and company policies.· Address resident concerns and resolve disputes professionally and promptly.· Maintain accurate records and documentation within AppFolio property management software systems.Leasing & Occupancy Management· Market available properties using AppFolio and ShowMojo online platforms, social media, MLS systems, signage, and other advertising channels.· Create and maintain property listings including pricing, descriptions, and photography.· Monitor leasing leads and follow up promptly on inquiries.· Coordinate and conduct property showings and tours.· Process rental applications including background screening, income verification, rental history, and approval recommendations.· Oversee and/or prepare lease agreements, lease renewals, amendments, roommate changes, and addendums.· Monitor occupancy trends and recommend pricing adjustments or leasing incentives.· Develop and execute leasing strategies to reduce vacancy loss and improve portfolio performance.Resident Relations· Respond to resident phone calls, emails, maintenance requests, and office inquiries.· Maintain professional and positive resident communication.· Handle lease violations, notices, and compliance follow-up.· Coordinate communication regarding maintenance updates, inspections, and community matters.· Assist residents with housing assistance paperwork, inspections, and required documentation when applicable.· Maintain a high level of customer service and conflict resolution.· Process Security Deposit Returns within company compliance guidelines.Financial Management & Owner Accounting· Review, approve, and code vendor invoices and maintenance bills for accuracy and budget compliance.· Coordinate bill payments and owner disbursement processes in accordance with company procedures.· Review owner statements and financial reporting for accuracy prior to distribution.· Monitor operating expenses and identify cost-saving opportunities.· Assist in preparation of annual budgets, rental analyses, and financial forecasts.· Track delinquent accounts, late fees, payment arrangements, and collections activity.· Generate delinquency reports, vacancy reports, leasing performance reports, and operational summaries for ownership and leadership.· Proactively communicate financial and operational updates directly with property owners.Maintenance Coordination· Receive, assign, and monitor maintenance work orders.· Coordinate with vendors, contractors, and in-house maintenance personnel.· Ensure repairs are completed timely, professionally, and within budget.· Follow up with residents regarding completed maintenance requests.· Assist with obtaining bids, scheduling repairs, and coordinating vendor access.· Monitor rent-ready timelines and turnover completion standards.Compliance & Risk Management· Ensure compliance with Fair Housing laws and all federal, state, and local housing regulations.· Maintain compliance with company operational policies and procedures.· Coordinate legal notices, lease enforcement actions, and eviction documentation when necessary.· Maintain property safety standards and risk management procedures.· Ensure proper documentation and record retention practices are followed.Qualifications· High school diploma or equivalent required;
