This role requires interaction with a range of internal and external stakeholders, typically managing several projects and project tasks simultaneously. Under the direction of the Construction Project Director, they oversee the completion of project tasks and monitor adherence to perpetual project management process standards. The Construction Project Manager must have knowledge and experience in residential construction, schedule management, vendor management, and Green Building Standards. Knowledge of Xactimate is preferred.\n\nConstruction Project Managers are responsible for ensuring general contractors adhere to program policies and procedures and\ncontractually mandated schedules. Construction Project Managers serve as the main point of contact for general contractors and must use their knowledge of best practices in residential construction and project management to recommend corrective action for schedule slippage; ensure timely delivery of multiple projects simultaneously, and communicate project expectations, rules or\nstandards to general contractors.\n\nJob Duties:\n\nDefines project scopes and objectives, including review and approval of cost estimates\nPrepares project plans, including workflows, detailed schedules, procedures, and any other tools necessary in the development and implementation of day-to-day project tasks\nManages contracts and agreements by assigning tasks and communicating expected deliverables\nAnticipates and adjusts project plans for the efficient execution of project tasks\nDevelops clear, straightforward plans that lead the general contractors in the completion of project tasks\nCoordinates the flow of information from the general contractor, the team and/or to the client regarding the project\nCoordinates with support areas in the benefit of project execution\nLeads and ensures that project reporting tasks are completed and properly updated. Prepare comprehensive project status reports, as needed\nProvides project updates on a consistent basis to various stakeholders about strategy, adjustments, and progress\nUpdates information on the project management development, tools, regulations, and client requests\nUtilizes industry best practices, techniques, and standards throughout entire project execution\nOversees the performance of general contractors to follow up on open items and track issues\nCoordinates activities of their assigned general contractors for the purpose of achieving the goal of a given project, within the specified scope, time, and budget constraints\nCommunicates with their team members in clear, effective, and specific manner\nParticipates in pre-construction meeting with GC, Design Staff and homeowners as needed\nDevelops, executes, and manages the project timetable and completion schedule by prioritizing tasks, accounting for anticipated and unanticipated delays to weather or changes to specifications and plans, and makes recommendations to resolve delay issues\nOther duties as required\n\nSupervisory Responsibilities:\n\nMay supervise Construction Project Assistants and contracted staff to include site inspectors\n\nQualifications, Knowledge, Skills and Abilities:\n\nEducation:\n\nBachelor’s degree in project management, construction management, engineering, architecture, planning, business administration, preferred\n\nExperience:\n\nThree (3) or more years’ experience in construction management role, required\nProject development experience, including project management, risk management, controls, scheduling, budgeting, planning, auditing, systems processes, etc., preferred\nExperience with management of federal funds, specifically CDBG-DR housing, preferred\nRisk management experience in project management, preferred\nExperience in scheduling, ordering, field supervision, quality control, and production of all phases of residential construction, preferred\n\nLicense/Certifications:\n\nProject Management Professional Certification (PMP), preferred\n\nSoftware:\n\nExperience with scheduling or program management tool such as MS Project or Primavera, preferred\nExperience with cost estimation software such as Xactimate, preferred\nProficiency in the basic MS Officetools including Excel, Power Point as well as Visio & Smartsheet, preferred\n\nLanguage:\n\nN/A\n\nOther Knowledge, Skills & Abilities:\n\nExcellent communication and organizational skills, preferred\nStakeholder management skills, preferred\nAbility to work within budgets and to deadlines, preferred\nConfident decision-making ability, preferred\nHave excellent analytical skills, be proactive resourceful and have a proven ability to solve problems creatively and efficiently, preferred\nProven ability to complete projects according to outlined scope, budget, and timeline, preferred\nProficiency in analyzing and solving problems related to projects, preferred\nExcellence in gathering help needed in developing a working project management plan, preferred\nKnowledge in project management software tools, methodologies, and best practices, preferred\nAt BDO, how we show up matters.
