This person will be responsible for the operations and maintenance of all assigned buildings.\r\nResponsibilities:\r\nComply with all EPA, OSHA & ASHRAE rules, requirements, procedures and industry and Company safety guidelines.\r\nPerform all necessary preventive maintenance tasks on HVAC, electrical, plumbing, fire control and building management systems; conduct monthly maintenance inspections as assigned and completing them on time\r\nConduct site inspections to include roof, mechanical & electrical rooms as assigned\r\nTroubleshoot and repair facility systems including HVAC, plumbing, carpentry, minor electrical, and preventive and corrective maintenance tasks\r\nCommunicates effectively and clearly often with facility managers, tenants, vendors, employees, and visitors\r\nProvides recommendations/guidance on equipment upgrades and facility improvements\r\nDaily local travel between assigned properties\r\nMaintain a neat, clean professional appearance at all times, repair or replace worn or stained uniforms as needed\r\nMaintain an inventory of all tools, equipment, and vehicles issued.\r\nInteract with client/tenants in a professional manner\r\nImmediately inform Regional Operations Manager of any problems.\r\nAssist in coordinating the completion of any construction projects.\r\nAssist in natural disaster recovery efforts\r\nMust be able to read and write English in order to understand manuals, procedures and written instructions\r\nMust be comfortable in using mobile device or laptop to access work order system, building systems, and use email\r\nHandle other duties as assigned\r\nDesired Competency, Experience and Skills:\r\nTraining and certification in HVAC or Operating Engineer technologies and/or job-related training and experience\r\n2 years of field experience or equivalent technical training\r\nCFC training and certification or ability to obtain certification for the type of refrigerant serviced, preferred\r\nContinuing education in field\r\nStrong mechanical aptitude\r\nAbility to work independently with routine supervision\r\nBasic computer skills necessary to operate Building Automation Systems\r\nFamiliarity with OSHA, NEC and NFC codes and regulations\r\nEssential Functions:\r\nAbility to lift at least 50 lbs.\r\nWork from heights\r\nVerify colors\r\nAbility to climb 28 ft. ladders routinely\r\nThis position is 100% in-office. The role requires working in office during standard business hours.
