This position is responsible for the maintenance and general upkeep of equipment and facilities at a single apartment building. They will provide guidance to the maintenance technician as well carry out higher level maintenance duties themselves, or contract appropriate service providers. They will also carry out preventative maintenance.\n\nEssential functions\nReasonable accommodations may be made to enable individuals with disabilities to perform these essential functions.\nCoordinate with onsite maintenance and property management staff for various tasks\nDelegating maintenance tasks to the maintenance tech and finding relevant vendors and service providers.\nDeveloping maintenance plans with Regional Facilities Manager and implementing them.\nEnsuring quality control standards are consistently met.\nKeeping track of supply and material inventories.\nPurchasing any equipment, tools, or materials that may be required with appropriate approvals.\nUpdating maintenance logs for all machinery.\nEstablishing protocols for non-mechanical maintenance in coordination with regional facilities manager and management team.\nEnsuring basic tools and machinery are in working order by performing regular inspections.\nAssessing procedures and making recommendations for improvement.\nDevelop and utilize maintenance plans\nKeep maintenance logs for minor equipment such as HVAC systems, light bulbs, basic electrical systems, etc.\nPurchase cleaning supplies, tools, and working equipment for staff\nEnsure maintenance safety and quality control protocols are met\nSupervise repair work performed by third-party maintenance teams\nCommunicate with various maintenance stakeholders in (and outside) the company\nCall in skilled technicians (electricians, mechanics, plumbers, etc.) for specific tasks\nMaintain maintenance quality control and compliance with building safety codes\nConvey instructions from managers to on-site maintenance tech\nGet quotes from multiple vendors to find the best prices\nDetermine the repair needs of the equipment, and create a purchase list\nAcquire the equipment and make payments out of the allocated budget\nMake reports of purchases and forward them to senior management\nKeep records of how many cycles the equipment goes through before requiring repair.\nTrack the office sanitation and building cleaning needs over a specific period of time.\nSupervise repair processes and log each procedure for future reference.\nMaintain a log of procurements\nAdhere to company policies, safety regulations, and OSHA requirements.\nPerforms other related duties as assigned.\n\nCompetencies\nOrganizational Skills: Coordinators are required to possess high-level organizational skills.\nCommunication Skills: Coordinators lead teams of skilled personnel.
