The role focuses on delivering Division 8 scope on time, on budget, and to specification while coordinating with owners, general contractors, vendors, and field teams. The ideal candidate combines technical knowledge of commercial doors, frames, and hardware with strong project management skills and familiarity with industry tools such as Comsense, DFH, and DOORS.\n\nKey Responsibilities\n\nManage full project lifecycle for commercial door and hardware work, including planning, scheduling, budgeting, procurement, installation oversight, commissioning, and closeout.\nServe as primary client and general contractor contact for assigned projects; maintain timely, professional communication and manage expectations.\nDevelop and maintain project schedules, track milestones, and coordinate sequencing with trades to minimize delays and disruptions.\nPrepare and review submittals, shop drawings, RFIs, and change orders; ensure compliance with Division 8 specifications and contract documents.\nCoordinate with manufacturers, suppliers, and the DFH (door/frame/hardware) team to secure timely deliveries and resolve technical issues.\nUse Comsense and other estimating/project software to generate estimates, track budgets, and update financial forecasts.\nConduct on-site inspections and provide technical support to field supervisors and installers to ensure quality, code compliance, and correct installation practices.\nManage subcontractors and installers, including scope definition, performance monitoring, and payment processing.\nLead project closeout activities: final inspections, punch lists, warranty documentation, as-builts, and client turnover.\nMaintain safety and quality standards on all projects, promote a culture of continuous improvement, and ensure compliance with company policies and OSHA regulations.\n\nQualifications\n\nMinimum 5 years of project management experience in commercial doors, frames, and hardware (Division 8) or related scope.\nProven familiarity with Comsense estimating/project management software and experience with DFH processes; experience with Avaware or similar doors-specific software(Comsense, E/pws, Software for Hardware, Pro Tech).\nStrong understanding of Division 8 specifications, shop drawings, hardware schedules, and installation best practices.\nDemonstrated ability to read and interpret construction drawings, specifications, and contract documents.\nExcellent communication, negotiation, and customer-service skills; experience managing client and contractor relationships.\nProven ability to manage schedules, budgets, and change orders; strong organizational and problem-solving skills.\n- For this position, you must be currently authorized to work in the United States without the need for sponsorship for a non-immigrant visa.
