addition to managing property transitions and dispositions, the Transitions Manager supports operational initiatives, technology implementations, process improvements, and other strategic projects that enhance organizational performance.\n\nCORE RESPONSIBILITIES:\nProperty Onboardings\n\nLead the onboarding and transition process for newly acquired, newly developed, and third-party managed self-storage properties.\nServe as the primary project manager and central point of contact throughout the transition lifecycle.\nDevelop and maintain project plans, milestone schedules, task lists, and transition timelines.\nCoordinate activities across Operations, Revenue Management, Marketing, Facilities, Accounting, Human Resources, Information Technology, Legal, and other departments.\nFacilitate transition meetings, provide status updates, and ensure accountability for assigned deliverables.\nMonitor risks, identify potential roadblocks, and proactively develop solutions to keep projects on schedule.\nEnsure all operational, financial, technology, marketing, and staffing requirements are completed prior to opening or takeover.\nCoordinate ownership communications and provide regular updates throughout the onboarding process.\nSupport post-transition follow-up activities to ensure all outstanding items are completed and the property is successfully integrated.\nProperty Dispositions\n\nLead disposition planning and coordination for properties being sold, transferred, or exiting management.\nCoordinate activities with ownership groups, buyers, legal counsel, operations teams, accounting departments, and third-party stakeholders.\nDevelop and manage disposition timelines and project plans.\nEnsure completion of all contractual, operational, financial, technology, and administrative requirements.\nSupport the orderly transfer of records, systems, contracts, and operational responsibilities.\nMaintain detailed documentation throughout the disposition process.\nOperational Projects & Strategic Initiatives\n\nServe as key operator of the Facilities Management System (FMS) and play leadership role in implementation of new technologies, operational tools, and company initiatives.\nAssist with process improvement projects focused on operational efficiency and scalability.\nCoordinate cross-functional projects assigned by executive leadership.\nDocument and refining onboarding procedures, transition playbooks, and project management frameworks.\nIdentify opportunities to improve transition processes and enhance onboarding experience for property owners and internal stakeholders.\nSupport special projects and ad hoc requests as needed.\nSUPERVISORY RESPONSIBILITY:\n\nNo direct supervisory responsibilities.\nQUALIFICATIONS:Education:\n\nBachelor's degree in Business Administration, Project Management, Real Estate, Hospitality, Operations Management, or a related field preferred.\nEquivalent combination of education and relevant experience may be considered.\nExperience:\n\nMinimum 5+ years of experience in self-storage operations, property management, project management, onboarding, transitions, acquisitions, or related fields.\nExperience managing multiple projects simultaneously in a fast-paced environment.\nExperience coordinating cross-functional teams and stakeholder groups.\nSelf-storage experience strongly preferred.\nExperience supporting acquisitions, new development openings, management transitions, or property integrations preferred.\nProject management experience within a multi-site operating environment strongly preferred.\nCertifications/Licenses:\n\nProject Management Professional (PMP) certification preferred but not required.\nOther project management, operations, or process improvement certifications are a plus.\nSkills:\nProject Management & Organization\n\nExceptional project management and organizational skills.\nAbility to process management capabilities.\nWORKING CONDITIONS/PHYSICAL REQUIREMENTS:\nWorking Conditions:\n\nRemote-based position with frequent collaboration across departments and stakeholders.\nOccasional travel to newly onboarded, newly developed, acquired, or transitioning properties.\nFast-paced environment requiring flexibility and adaptability.\nFrequent interaction with property owners, vendors,
