Reporting directly to the Vice President of Land Acquisition, responsibilities include financial analysis models for asset acquisition, market research, the coordination and administration of contracts, purchase order creation, and invoice processing.\n\nYour Key Responsibilities Include:\n\nPerform strategic marketing research such as competitive analysis for target communities, including price graph comparisons, MLS data research, school district analysis, and property ownership analysis.\n\nCoordinating and compiling land books for Corporate submission.\n\nPreparing Comparative Market Analyses (CMAs) for prospective land opportunities.\n\nCoordinating the creation of divisional memos related to budget surplus / overruns, initiation of new phase development, and similar initiatives.\n\nProduce preliminary underwriting proformas and related financial documentation for each asset the Division targets.\n\nCompile development budgets for targeted and acquisition deals and future phases of active communities based on engineering cost estimates.\n\nOverall project document control, including correspondence, purchase orders, invoices, and supporting documentation.\n\nManage Land Development Trade Partner contracts.\n\nUpdate and manage Land Development budgets for monthly and quarterly updates.\n\nManage change orders and payments of applications and invoices for Land Development.\n\nWork with vendors and subcontractors to obtain appropriate insurance requirements before releasing payments.\n\nCreate and process check requests for entitlements and land development activities.\n\nDistribute and track applicable budget reports from NewStar (Accounting System).\n\nCoordinate and track the bond process from request to exoneration.\n\nPerform other duties as needed or assigned.\n\nWhat You Have:\n\nAn aptitude for Accounting\n\nStrong demonstrated knowledge of Microsoft Office Suite, Microsoft Project, and online data-based applications, including internet applications such as Land Vision, Google Earth, etc.\n\nStrong communication skills to respond to inquiries from vendors and subcontractors as well as internal team members.\n\nAbility to think critically, manage and prioritize a demanding workload.\n\nAbility to analyze problems and recommend solutions.\n\nA positive attitude and an ability to work effectively as a dynamic team member.\n\nDetailed-oriented, working well under pressure, and capable of handling multiple tasks with simultaneous deadlines.\n\nExcellent organizational skills focused on internal and external customer service and attention to detail.\n\nAbility to follow-up and follow-through simultaneously on various projects.\n\nWillingness to learn new things and take on additional responsibilities.\n\nMaintain effective working relationships with vendors, suppliers, subcontractors, team members, and supervisory personnel.\n\nExcellent verbal and written communication skills.\n\nYour Education and Experience:\n\nA High School diploma or GED.
